Too many changes in a short period of time scare investor away. Changes in RPGT, foreign limit, weekend . All condos >$1k psf to have slow sales from now onwards.

this project is good except that
1. toilet without window
2. highly packed 13 units / floor. *with small ventilation outlets far apart at two ends of building, i suppose entire building will be under air conditioning. if not, good luck! *worst when the long corridors are so narrow. *imagine neighours with smelly shoes put outside. *what about noise in such compact and enclosed settings?
3. no swimming pool access (free 1st year is on developer's goodwill) - this is going to affect rentability!

4. no carpark - this is going to affect resalability badly !
if developer can make good money from parking lot, they will not lease out them cheap to you! rm 60k or 70k for limited years ? even if willing to pay big money to lease, the parking lot is in public area ! security? direct access from your apartment?
5. maintenance rate is expensive by jb standard, *rm $0.4 psf. *what facilities you have?
6. probably this product is designed for hotel operator to have a good chance to buy the residential block when they want to expand? *how much meat is left for you? *good for those brought it cheaper by 20%?? **buying a hope??
7. will the linking bridge to Komtar open 24 hours a day ?? i really scare of walking on that street especially after dark, probably i need to run !
8. do you have a unblocked view for such price? *from model, some apt do not have full height window. *some have living room next to neighbour's toilet.

interesting ! so the location of RTS ( the MRT mentioned in article ) is confirmed at JB Sentral ?

The terminal point at JB side is widely speculated to be at the former site of the Tanjung Puteri Lorry Custom Complex. This site is southeast (next to) of the existing JB CIQ. Hence it is highly possible that Suasana will be 300-500m walk via the linkway. And we'll know in a few months' time from both governments.

Suasana's value will be different by then.

If RTS station really locate at former site of Tanjung Puteri Lorry Custom as speculation, then Sky Suites and V Summer can consider the nearest to the RTS station.

The linkway is not there because Suasana is not constructed yet. it will be a link btw Suasana and Komtar. Komtar will be linked to City Sq when it is completed. And City Sq is linked to JB Sentral.

True..these 2 projects will be closer to the RTS. I value the fact that Suasana is developed by a reputable developer and sited in the centre of a major rejuvenation plan. And that Susasana will be near but not next to the RTS station/ CIQ. Track noise can be quite loud. There may be tremors too and the shakes may affect nearby infrastructure.
 
totally agree and suasana is the best as I bought a unit there and astaka, tri tower would be noisy as it is build beside an expressway, highway

no project or house is best for everyone, but it is important to know all pros and cons, and get facts right.
