Country garden @ Danga Bay is Launching Soon

Phase1 is being built on existing ground, which has been there for a number of years, before Coastal Highway was built. Phase2/3 will be completed towards 2018/19.

Reclaimed land ongoing, and not isolated to CG. According to Site map we can see a continuation on the left and right of it.
IWH already have plans for surrounding land. Low density projects unlikely, as bungalow plots would cost more than RM10mil site plan.jpg
 
Close to 45% sold according to staff. Misconception that PRC buying all. They bought half of what was released in JB left side of site map. Blks 4,5,6,14,15,16 launched in Sg. Seafacing Blks 14,15 sold out <2hrs on separate wkends.

Brunsfield was soldout/bked in Jan/Feb, like Matex, we playing a waiting game. NSG in Sg and CBD Prop in MY. 1bed 775sqft seafacing unit >23flr = RM1mil+
 
That's Singapore, and it was built on reclaimed land that had rested for several years. There is no BCA to ensure professionalism and quality in Malaysia.

That's bad news for everyone..I mean can WF, Sky88, Astaka, CG withstand extreme wind conditions, fire, earthquake, lightning strikes, subsidence, etc; not to mention bad workmanship, labour shortage, construction delays, permits not granted for occupation, etc. Definitely a lot for all to be worried abt.

I think you are thinking too far with the fire, earthquake (so far only tremors have been experienced from earthquakes in Indonesia) - the Danga Bay condos may not be safe from tsunami? Construction delays, labour shortage, bad workmanship are genuine concerns but so far not a major issue. Even ppties in SG are not free from these elements
 
I was just making a point abt BCA. A very valid point by FHBH12 nonetheless, but wil lead to another worry after another.

You can only tick as many check boxes, and then at some point, faith, trust and reliance on the developer has to take over.

But saying that, we all owe it to ourselves to consider whether we have evaluated all the risks and willing to bear them.

As for Tsunami. Sg and JB not affected from last one. Besides all blocks are built on top of 6 to 9 flr podiums, so your 1st floor unit is on the 8th flr minimum (including ground flr lobby)

Staying with PRCs can be challenging .. Given they talk loudly and throw rubbish and split their food out on the walkway
Better buy a non china developer else ur near future u have to endure their nonsense culture :)

Was there this morning. Had to park in a huge make shift parking lot that was water logged. Sultan of Johore and his sons came at 10am this morning. Super long queue for the free food vouchers. Mostly johoreans and PRCs.
The club house was huge, nice infinity pool and man made beach. So many show rooms and country garden sales persons. Club house has bowling alley.
Serve mostly local foods , ice creams, fruits, durians and a free can of Heineken beer. Pay with the vouchers they give you. Left after one hour as too damned crowded and wet.

Something I would avoid at all costs... even if paid to go....

Was on way back from KL this morning and sitting in front of me in the KL airport holding room waiting to board was a PRC extended family. A loud argument suddenly broke broke out between a family man and an elderly woman in the gp so much so another woman (probably the man's wife) had to physically restrain the man from confronting the elderly woman. The argument neverheless continued loudly for another 20 mins.... Later before boarding, the family began distributing a packet of cigarets to each member to carry thru Sg customs presumably ...I've nothing against that except that 1 pack was even handed out to each of the 2 little girls no older than 12!!).

Back in Sg i go to the rice stall at the food court and guess what, another huge PRC gp was crowding the counter ordering their food loudly...

Mebbe I seem to be attracting PRCs like a magnet wherever I go... enuf lah for today.
 
In the end I got a 1st tier full seaview 3+1 (1425sqft, *No afternoon sun*) on a exclusive podium of 4 blocks only. (These are priced RM300psf cheaper than Capri's cheapest low floor, no view Phase1 units; and RM500/600psf cheaper than Brunsfield's sea facing P1 units). And a 2nd tier partial seaview/marina view/pool view 3bed (1236sqft) on a larger podium with more than 8 blocks. Early birds would have gotten these units at 1 year ago/Paragon Residence prices, i.e. RM6xxpsf).

new launches like capri and brunsfield asking way too much, form 1000psf onwards, crazy! and capri is not even full seaview, blocked by brunsfield which is just in front!
 
I gave up a 3BR 40sty sea view at initial launch @RM 800++ recently

The chance of getting PRC in law for one in the future is up, it is hard to predict life sometimes.

Think I arrived as the Royals left, hence the line of policemen saluting the car as it went past. Yeah was a bit wet in the morning, but cleared up nicely after a lunch. Entrance to CG was impressive and the completion of the Commercial St, clubhouse, beach and marina, showed what CG can do within 6 mths of acquiring the site.; demonstarting how deep their pockets are. Spending millions to build these initial things that give them no return, and holding this carnival over a month.

Did you mange to get your free petrol vouchers, car wash, boat cruise, food etc. Ppl going nuts getting their freebies. I was given RM120 in Caltex petrol on a cash card:D

Anyways, enjoyed the atmosphere, got better, and better as the day went on. Concert on the beach, live bands, Ang Mo and Chinese show girls in the pool & Deck, palm trees swaying, jet ski's, sun setting,.. Show rooms were nice, they even show you one unit of WYSIWYG.

The CG SG side communicated the event badly, stating that it was cancelled. But it wasn't. The only thing not available was the Euro Fun Park. The TCS stars arrived around 6pm, not by car but by cruise boat!!. Wondered why so many ppl were on the jetty. Didn't even know what was happening until Pornsak passed me, followed by the rest minus Zoe Tay??. The locals were very happy to see them, was quite a funny sight to see them snapping away with their phones, ipads, cameras; seemed like they really appreciated them.

The evening drew to a close, with more live bands, bonfire on the beach, and 15 minute firework show (was pretty impressive!). Overall, was great to see so many ppl, young and old enjoying themselves. A good event for locals, as well as a sales drive.

May I ask which block? That is a really cheap price for that level. If I had known, I could have put you in touch with buyers looking for those units. (I'm not an agent). Units/Prices direct from developer getting much more expensive and discounts with reduce after 17th Aug. Some 2 bedders are now 900k+ on mid floors

Actually, although there are 9000+ units, there's not that many units that are true 180 (what they call 'first top view' - 4 grades apparently) seafront units. You do not need to compete with the rest, only the seafront ones. Blk 12A sought after especially by PRC, cause of Marina. Blk 14A, 15A, I heard are Sgpn's favourite blocks. Big units facing South/Sea, exclusive, 4 private blocks, away from the masses. (There are other good ones too). You have to choose wisely based on your budget, and criteria, own stay or investment - rental yield or capital appreciation, or both. I would say that condo vs condo, CG has everything you need in terms of private facilities (beach, etc), experienced management, public mall, safety (you can jog at 1am on your private podium, 6-9 storey above st level), accessability/convenience (dedicated bus system to CIQ. No need to talk abt RTS stop outside), True 5 mins from CIQ...but also with realistic prices, and lifestyle element - serene environment on the coastline. If there ever was gonna be a place that would draw foreign/native Sg workers to live/rent in JB this would be it in my opinion. To me there is no attraction to pay comparative rents to stay at Sky Suites, Paragon Suites, or even Matex in their urban setting, (hope I'm not being too controversal. Again, its just my view on things. Dont be offended).
