Blimey they need aunty Kym Ng & Pornsak the porn star to credit their reputation. So they can't attract it to Malaysian or Singaporean then? Bloody greed.

Country Garden seems to have offended u in some ways that u have to criticize on those innocent celebrities and calling names?

Apparently, CG already has two ongoing 5 Star township projects in rawang and kajang near KL, according to its Malaysian web site.
http://www.countrygarden.com.my/

Indeed, Rawang and Kajang are joint venture with Mayland group and is not on reclaimed land. CG bought the reclaimed land from IWH, as we all know, reclaimed land takes time to settle. CG is challenging the time factor, calculating the return on every bits of the land via contructing a mini city. The aggressiveness in their marketing and packaging, hoping more people will buy their ideas. If this is on solid land I am sure all of us will jump with joy but a huge city on reclaim land? I don't know... anyway 各花入各眼.

Indeed the worry is hard to dispelled. On the other hand, building ten thousand units on shaky ground is unthinkable, I mean with all the specs, checks and inspections, the endeavor ought to be within realms of current construction and building technology. After all the Three Gorges dam looks a lot more challenging.

I look forward to CG building high quality township styles or something like HH or LF development in Iskandar in future with distinctive elements.

I heard from the staff that CG will be building a township in NJ in the near future. For now they are putting in a lot of money and resources into CGDB.

Just to share. After assessing the risk and benefits according to my own profile, I booked 2 units there. 1 for own stay and the other for investment. In a development this big I tried to choose wisely, to differentiate my units, one is rare premium unit, and the other, cheapest mass commodity unit with partial view.

In the end I got a 1st tier full seaview 3+1 (1425sqft, *No afternoon sun*) on a exclusive podium of 4 blocks only. (These are priced RM300psf cheaper than Capri's cheapest low floor, no view Phase1 units; and RM500/600psf cheaper than Brunsfield's sea facing P1 units). And a 2nd tier partial seaview/marina view/pool view 3bed (1236sqft) on a larger podium with more than 8 blocks. Early birds would have gotten these units at 1 year ago/Paragon Residence prices, i.e. RM6xxpsf).

Reclaimation, no doubt has its complexities.

How I rationalise it from a consumers point of view is this: I'm not an expert, so I leave it to those that are. Whenever I walk into a building in Marina Bay area, I don't ask myself, will the ceiling collapse on my head or will it fall into the sea. I trust that the Architects, Engineers, construction team, and authorities have all done their bit to ensure it's safety.

That's Singapore, and it was built on reclaimed land that had rested for several years. There is no BCA to ensure professionalism and quality in Malaysia.

Danga bay area reclamation is done by oversea consultant and contractor. There are very experience. And, all buildings at that area are sitting on long deep piles, but not on the reclaimed sand. No worry.

Can I ask where did you get the info about the buildings on the deep piles ? thks.

Capri Phase1 price was a big jump from the their earlier Tropez phase which then was also high. Now even their high floor sea view blocked by Brunsfield so do not command any premium pricing. To buy for investment/flipping or for rental does'nt looks attractive. Better to use the money to buy landed at atas areas in zone B like HH,EL and LF for long term appreciation.

For tall building, it is impossible to be sitted without piles. Just like singapore cdb area, having thick marine clay (actually marine clay is worse than reclaimed material), all sitting on closed to hundred meters of piles

I would rather buy landed. The entire building sits on land and is only 2-3 storey. Psf-wise it is much cheaper and you get a small garden and park your car right at your door-step.

no more seaview units in the current phase for country garden

there is another dev called brunsfield iskandar waterfront but PSF RM1200 (average).... also no more seaview..... top PSF RM2000 - only relseasign tower D (1 our of 4) Crazy.... where are all these buyers from?
