Country garden @ Danga Bay is Launching Soon

I read those were artificial rocks. I saw some pictures of its Chinese garden, seemed quite relaxing environment.

May be CG could build nice garden in Danga, I could fancy sipping nice tea while engrossing in some Chinese classics.

Just being watching 3 Kingdom, maybe the cross-borders-killed-generals by Kuan Yu would be even more exciting in CG settings. Bring on the ginseng Chinese tea.

I have just rediscovered my liking to drinking Chinese tea while I embarked on a personal project to get to know classics better. I feel better with tea than wines, stouts and beers, even though they are all enjoyable.*

I was very pleasantly surprised to find out that there were so many ancient books and classics in Chinese history, with official (mainly) historical records alone since Shang and Chou dynasties till Ching dynasty numbering few thousands. Then there are I Ching, mozi, Laozi, Confucius, Zhuangzi, Mengzi,...3 kingdoms, water margin, red chambers,...so far I just get acquainted with these great works. Lately, with the help of some you tubes by Chinese and Taiwanese professors, got a glimpse of I Ching. This book is really an amazing book, a treasure trove of wisdoms in my mind but really hard to crack. I read that this book is the oldest known source and origin of Chinese civilisations from 5000-6000 years ago. Some people called it Chinese bible. Most chinese philosophies, tcm, kungfu, building architecture, dances, paintings, musics,... were said to draw inspirations from I Ching.

the future investors/tenants will be spoilt for choice. If I put myself in their shoes and assuming I have to live in Danga Bay, I wonder what will stop me from going next door and get an offer from a Tropez Residence owner who says to me "look, you can have my unit for RM750psf which is lower than the RM850 that the CG owner is asking and you live in a project with 1/10 of CG's pop density (assuming 100% occupancy rate in both projects) and in a project with mostly Sporeans/Msians rather than a project with a sizeable number of PRC". No offence to the CG investors but this came to my mind when I saw this model at the show gallery

When I first heard about the 9,000+ units (originally was 10,000+ units), I was totally perplexed about the size.

Compared to all the condos combined in Pasir Ris where I live, I think CG@DB will still win in terms of no of units!
 
Well I think the target market for country garden had to be mainlanders
I am certain that only PRCs has that sort of buying power
They just have to repeat their marketing/sales modus operandi ..keep ferrying the buyers and models to Johor by giving free trip
Within one or two months it will also be sold out
As in china already there are many tightening in lending just like in Singapore
So this will benefit reclaim/swampy land in Johor
But u will be looking at 90% mainlanders and PRCs neigbours with their kids & children migrating to Johor and then Singapore for a better life.. they'd be fighting for whatever space and air there .. Pools and beaches they will fully utilize .. theyd queue at swimming pool toilet to shower to save water .. Etc
Better polish up your mandarin :) In case u need to argue with ur neighbors and have no clue wtf they talking about

Well, the percentage of Chinese buyers is around 50% now. I doubt they wil reach 90%, but who knows.

I do however, agree that they are known to speak loudly, spit and smoke everywhere. Heck, there is even a "No Spitting" notice in the showroom's toilets now.

Regardless, I really don't think a large portion of the Chinese buyers will be staying there, judging by how many ghost cities there are in China. If they do, the swimming pools, beach and restaurants will be fully colonized by them.

so far there has not been any encouraging comments about CG. seems like other than PRCs who blocked units in CG have to reconsider their decisions
need to watch couple of months to see the actual trend in CG. although PRCs stand at 50% of takers of the units, most likely this percentage would increase in coming months

The project in the city located in Gansu province will span 18.97 sq km and will be developed over four phases.

Work will start next month for the first phase to develop 38,000 flats - modelled after Singapore's housing board flats - and an international country club which will include a family safari park and golf course.'
 
But this is a township. CG is one single condo.

It's like building Sengkang Central as compared to Compass Heights. :)
 
I think there is no stopping of PRC venturing to other areas in Iskandar, once they know the place better. Just CG or for that matter, Iskandar, is not large enough in the event the PRC feels it is alright and there is incentive for them to invest in Iskandar.

PRCs are also venturing to Penang now. I think they are coming in bigger number. Malaysia government seems to like to deal with Chinese government and investors.
 
intial news was that PRC bought more than 50% units in CG, but according to news Malaysian bought 60% unit. is it correct? or its just marketing stunts to distract buyers from PRC label that CG has been tagged from begning

After tracking so many new launches in Singapore since several years ago and now in Malaysia, I notice that usually observers will trash the new launches and criticise the record-setting psf, but 2-3 years later they will say it is actually a good buy and they missed the boat. The same is probably happening in Johor now. 2-3 years later we might say that it is a good price on hind-sight.

We will see how it goes 2-3 years from now.

been busy with a few parties but I am free tonight so I will post a little on Country Garden (CG).

Went there recently on a weekday. was very surprised that they were very organised. there was a guard who stands by the road to point out to SG cars the entrance to CG. and they had ppl to tell you where to park and after you park, they have ppl pointing out the showroom to you. all in all, I was very impressed with the hardware. I could see that a lot of effort and thought went into the organization and marketing. the landscaping was great. the man made beach looked good. oh! and the car park was half filled with cars!!! on a weekday, that's very impressive.

for those who have been following my posts, you will recall that I said I wont be buying into CG. I have my fears abt building so soon after land has been reclaimed. maybe my fears are misplaced, but its not something I wanna take a risk with. lots of projects in JB. why so hard up for this one, rite? anyway, because I am not keen on this project, I didn't ask too many questions - only a few on the large sea facing units in the unlikely event I buy. info below

- was told that 5,000 of the 9,000 units have been sold.
- 1,500 sqft units are RM1,100 psf and up. at this price, I would rather go for Capri next door. MUCH NICER!
- they couldn't commit on what will actually be provided with the unit/. maybe sales person new to the job
- the straits of Johor is actually quite wide at this pt, so it does look like a mini sea. The straits is really narrow at PH.
- there is a really cute customer service girl working there. couldn't get her alone and hence didn't get her number. damn! but really quite cute. you guys might wanna check her out. good luck.

overall, my feel is that unlike my damned Tiong Nam project, CG will most likely get built. the hardware and marketing seem to indicate that these ppl are serious, working ppl - if you know what I mean. it is a solid, reliable project. club house is already up. it has a functioning bowling alley!!! I would buy if they have a functioning night club! but unfortunately, they don't. also have a real wine shop selling wines and a provision shop selling coffee powder. so the estate can be self contained.

downside - it is VERY MASS market. I foresee a HDB estate in the making. If I wanted to stay in a HDB, why come all the way to JB rite? Also, with them increasing (slowly) the price, the incentive is slowly diminishing. I am also not a big fan of the unit layouts. the living room is quite narrow - think HK and SG condos. again, why would I go all the way to JB and buy a SG style condo? then again, this is just personal preference. i am the type who likes a 1,500sqft 2 bedder - big living room type.

conclusion - this project is not for me. but for forummers who want something cheap (non-sea facing) and the confidence that the developer will actually complete the project then CG is quite a safe bet from what i have seen.
