hi KittyMeow,

can i check with you the teega office tower still available?

If I am not wrong, there should be other office blocks coming up under the commercial plots behind Encorp n Imperia, according to the drawing board.

Straits Times under Singapore Section

"2nd MRT Link to JB? UEM hopes so"

Should be Zone B, Nusajaya since it is linked to UEM. Makes sense since Singapore companies n government are now more vested in Zone B

If it is Zone B, naturally it is near the CIQ....besides it is the nearest point between both sides. What am I thinking???

For Imperia, u k check with UEM sales office at the clubhouse. Othe plots is still on the drawing board, I draw the conclusion cos the land states commercial

I understand from Sales office that UEM offices will move to the Imperia commercial tower. Any additional space the will lease.

The next launch may be NCSB - UM/UEM (same as Somerset) mixed development at CS3 plot, in between Teega and the Indoor Theme Park.

Wow, this one could be the next price setter. Must watch out.

unlikely, since not many takes public transport via 2nd link. With most using public transport crossing via the Causeway , MRT link via Woodlands seems more sensible in cost/ridership terms.

That said, any link is beneficial to Nusajaya. Singaporeans in the east are unlikely to make a trip to Tuas Link to cross to Malaysia.

Is this the right thread to discuss abt 1 medini?
Any comments on this condo other than it being leasehold?
Thinking of getting a small studio unit for investment, renting out and eventually for retirement where I juz a small place to stay in with my wife. (also basically becoz my bullets r very limited Liao, and this development allows me to buy at below 500k)
Any inputs r welcomed!

Hi Tutucake, true, the development is 99 years but prices seem to be 30-40% cheaper than nearby Puteri Harbour as well. So I don't see how you can go wrong.

From a rental point of view, it should not be bad, as a lower entry cost of a 99 year will guve you a better yield. The tenant catchment should be good as there are so many commercial establishments planned. Glenagles, Pinewood, Media Village, etc. The employees will need housing of course. Also, I heard that the initial 1 Medini launch, quite a few units were taken up by foreigners, particularly Japanese. So the area may become popular with expats as well, driving up the rental yield.

From your retirement point of view, it it should be a good location, with Gleneagles providing healthcare + other amenities, such as theme parks, shopping malls, nearby Puteri Harbour marina to keep you occupied.

Quite True though... I stay in the East too, and I would either take a ferry from Tanah Merah Terminal to my Montigo Resorts Villa or take an Airasia flight to KL every week.
