But as you said - there should be some upward revision - and the only question is how upward!! hahahaha...i got a gut feel they'll go for 400-600 range...or probably higher - just look at the condo that was launch opposite Jusco in Bukit Indah...i can't remember the name...sky...something...i remeber checking that out and it was in the range of 400k already...same with HH but smaller..
Anyway, if confirm they launch at 290k...then it's a good deal to get one!

Contra brother, I'm not very good at expressing my thoughts, but I think I am just average as there are many out there who are doing much much more awesome. I know because I have personally met this guy who is not yet 30 but owns more than 20 properties. I know out of the few brothers you mentioned, I am definitely just a beginner compared to them. I definitely do not have many properties in Nusajaya, maybe unless if I buy gamuda shares :biggrin:

To own one or more properties at age 23 is not average lah, if not most people are below average liao...afterall many people just graduated and started working between age 21 to 23...

Just to clarify current landed in JB under KSL;

Nusa Bestari = Bestari Heights (32x75 at RM700k to 36x75 at RM870k) - as said lastresort, near Bukit Indah

Kempas Heights (32x80 at RM510k) - in Kempas

Bestari Indah - (22x70 and 22x80) nearer Austin/Ulu Tiram

By the way I am not an agent nor do I work for KSL.

For your case, you should be borrowing approx 450k. based in BLR of 4.5, say 25 year loan, should work out yo be around 2900rm per month.. roughly that amount..

Is it flat rate of 4.5% PA for 25 years? How is it calculated?

In SG, it is SIBOR.. So in JB it is called BLR ?

for that 4.2% , normally it last for how many months with that fixed interest?

How often it gets readjusted?

I don't think that the readjustment time is fixed like the 90 day or 6 month SIBOR. Here are the historical rates that will give you an idea of the volatility:

To your other question on refinance, depends on the lock in period offered by the bank. In my case it is 3 years and as far as I remember, I have to pay a 2% penalty in case I redeem earlier.I came across some banks that offer no lock in but the rates were a bit higher.

Am really enjoying the camaderie on this thread, and increasingly hope to buy another property and explore staying there.

Hope to get some advice:

1. Any bros been to any recent launches at Horizon Hills-- any info to share? I'm still readings posts from 2 mths back on this thread, and someone mentioned abt clusters' launch being delayed by a few months. (Will be visiting HH next weekend to get more info)

2. Does anyone know if there are restrictions on bringing a SG-registered maid to Iskandar, whether on part-time or full-time basis?

Just signed up for it yesterday and awaiting installation next week. They have to pull the fiber optic cable from the junction point outside (a green looking metal junction sitting on top a concrete slab).

Unifi should be faster than Streamyx as Unifi runs on a dedicated fiber optic cable network as opposed to Streamyx which rides on typical common telephone copper wiring.



r u using unifi now? I havent heard of any "fast" internet connection in HH.. mostly complaints.. Will unifi be fast?
