The 3 storey semi D at the golf (HH) is already atleast 1.5 million !! is it still worth it?? 35x80 is only 2800 sq feet. Semi D was like 700k one or 2 years ago right? Any view please.:confused:

Many Johor Bahru natives especially those living in the older tamans still do not know much about Nusajaya, they may have heard stories from their friends and relatives, but many of the older generation do not care much. They think the government is spending a lot of tax money to build a new city to rival the downtown JB sentral which they think should be the only city centre in Johor. They think the government should spend more to upgrade and improve the existing infrastructure in JB. The condition in JB sentral is very bad and the government seems to be neglecting them, but spend so much to build a completely new city not to their benefit. They think the new city only caters to the new residents and is there to attract more outstation citizens and Singaporeans. They think Singaporeans are the ones who are driving up the property prices and the Najib admin is the one making money out of this Iskandar development.

They have lost all faith and trust due to the never ending flip flopping polices, so much that they do not care to find out more about what is going on in their state. Sometimes it is not that they do not know about Nusajaya, it is that they don't want to find out more, especially so for the older gen.

However, this time we are taking a risk and if this time the Najib admin is serious, as I believe they are since they have invested a lot and Singapore is involved, I think they are able to win back the trust and support of many over time.

Over time, perceptions will change and it can get a lot better in a short time. See what has happened a few decades after World War 2, now Singapore kids are so in love with Jap culture.

Do you not feel like the FTs who invaded your own country... lol

But as you said - there should be some upward revision - and the only question is how upward!! hahahaha...i got a gut feel they'll go for 400-600 range...or probably higher - just look at the condo that was launch opposite Jusco in Bukit Indah...i can't remember the name...sky...something...i remeber checking that out and it was in the range of 400k already...same with HH but smaller..
Anyway, if confirm they launch at 290k...then it's a good deal to get one!

Bro - you can only get a terrace house for 1.2 mio in a hot location in KL....so 1.5 mio for a semi d is ok in a hot location in JB....just my personal view!

Personally i will go for shoplot with 1.5M commitment. however, if you buying for own stay + investment, it is not a bad choice.

For Johoreans, or for that matter a family living in JB and earning in JB - the amt of 70+ to 100 for entry into legoland is a bit on the high side....take for example a family of 5father, mother and 3 kids., if the ticket price is at 70 - that's heck 350 bucks bro....with their mean income of what - averagely 3-5k...i think they can probably afford to go once in in 6 mths...coz go in...ticket already 350, eat and buy this and thta drinks...play - so easily 500...one day....so how many average joe can afford 500 a day in JB??
Still, i find a playground for the rich and famous....i myself have not been to the casino in MBS - have not started gamble, but lost 100 bucks already....and that's only me, bring wife and parents along....that's 400 bucks gone!!!

My take is locals will be willing to spend on theme parks. I observe that locals do not splurge much on housing or cars... but quite a bit on daily expenses... eg. i often see a family man buying 10 piece of the Japanese tapioca at Jusco, haha is that a good example? :biggrin:

I dont know about Legoland because I seriously do not understand all these theme park lingos. But one thing I am sure if that LEgoland in the hot Medini area will attract sizable crowd. The whole place is still pretty much isolated.. once they open the coastal highway fully and another couple of attractions are up and running, this place will be crowded with visitors throughout Malaysia. Now we heard of Johorian and Sporeans driving to Penang, KL, Melaka, Kuantan etc.. in 3 years time I am sure there will be a reversal

Younger kids should LOVE Legoland - so more for families with younger children . As for Universal, it’s definitely meant for kids that are a bit older and meet the height requirements of all the rides. So different target groups , I would say - bypass Universal Studios in SG for Legoland (MY) ? - I doubt so. People also usually visit Theme Parks once in many years or even once in a life-time...:smile:

People drive up to Penang for good food and nice beaches ...and shopping as well, KL for shopping and food, Kuantan and Terengannu for its beautiful beaches, nature reserve and Melaka for great food too and historical sights... and not to mention Mersing Town and its off shore islands....

By next year, discussion about Nusajaya won't be just in this forum, it'll be all over Singapore. Why? Prime time news will report the opening ceremony of the first Legoland theme park in Asia, Nusajaya Johor!

We'll see traffic jams at 2nd link during weekends just like Woodlands causeway. Tens of thousands of Singaporeans will see Nusajaya with their own eyes for the first time and say, "Wah darling this city very nice leh! Don't look like Malaysia hor? Wah darling, a FreeHold landed house here is so much cheaper than our HDB, maybe we can buy one! How come now then we know of this city huh? If we know early, we hoseh liao!" :biggrin:

I really gota agree with u on this. Legoland is such a big theme park. The tourism will be boosted. Imagine bus loads of tourist and investors flocking to see Legoland and many other attractions. By then, East Ledang would be sold out.

I have the same view as both of you. Since last year, I also believe that Legoland is one of the Key catalists for Nusajaya. I mentioned it in page 108 :smile: Seems like things are progressing really smoothly.
