Hi all,

I have a close friend who, somewhat unfortunately, decided too late (after the RM500k hike) to buy a property in JB. I understand that the amount set is a State guide but this friend of mine is really keen to get something within his budget of 350 - 380k thereabouts. I wonder anyone can share or got advise from lawyers whether it is possible for foreigners to get State consent to buy such lower-priced property?

1. If he has a trusted Malaysian relative, just buy under their name and ask the lawyer to do a will to will it to him incase of death. But must make sure that person is trustable. This was what my friend did a couple of years ago. She bought for under RM$250k.

2. Give the seller some incentive and make sure the lawyer is a trusted one to do a debit note from the seller to the buyer.

Caveat Emptor huh.... :D
 
I received 4 bottles as a gift - it was fresh and wonderful. One bottle was left over and refrigerated and slowly became fermented, which means to me that it became carbonated. Sparkling toddy! Bliss!
The commercial toddy is mostly of the second variety, I am told; the original fresh toddy is very hard to get, even in Johor.
Would you like me to pursue this and get a contact for either? Is the commercial kind ok?

The commercial variety usually ends up sour. So am a bit reluctant to pursue the commercial sort.

From what i know Setia allows you to back out and change your mind. Only under 2 conditions they wont refund you ie., if your loan is approved and if you have already signed your SPA.

In all other circumstances they will usually refund your deposit at Setia.

Thank you euphony for posting my query and answer them. I asked because my missus have 2nd thoughts and may not want to proceed eventually eventho we have put in 1k deposit last Sunday. We put in 1k deposit for a lot with uem but I have yet to furnish them with my other documents like my payslip etc.
Qn: Can i back out within the 14 day period? We may still proceed in the end though because honestly we like the place. Just want to know what is our rights in this instance. Thank you in advance for any helpful reply.
 
AP, if memory serves me there is/was a Toddy shop in J.B. town itself on Jalan Sulaiman off Jalan Wong Ah Fook.( on your left hand side just before leading out to 'Woodland' CIQ way on Jalan Wong Ah Fook) I'm not sure if it's still there. I heard tell that apparently one could get 'fresh' toddy from there daily..... I don't know what the 'grade' is BUT you could try to see whether the outlet is still there. It's opposite a car/motorcycle workshop!!!!!

On a different note I am getting this error message whenever I try to open the "Sammyboy" web page

I am not sure if it is possible to subdivide your plot for sale but i could imagine a lot of bureaucracy (+ possibly costs) involved, hence why don't you monitor for a plot of your ideal size? I am pretty sure there are 10,000 sft plots although in terms of psf it might be slightly higher.

thank you for your reply. i've been surveying this part of malaysia only recently and i've been having great fun. was down at HH, EL and pass by LH last week. Hoping to check out LH this week, SEG and maybe HH again.

saw one nice unit at HH however looking at the layout plan, the unit i saw ill be blocked, hence not very ideal.

saw EL, really cool concept but something feels to be missing for me for the unit i saw. anyway, let''s see what i will find this weekend at LH and SEG and maybe ND.
 
BFF, you are not allowed to subdivide or build more than 1 house on the plot of land you buy. You can't sell part of the land too. The idea is not to crowd out the area and therefore devalue it.

I have gone thru it all.

thanks for the info Chillout. tot of sharing with someone and build a semi d type of place. land is massive for even 8000 sq ft.
 
Matix, just one question, are their wardrobe standard colour? Or we can have a variety to chose from?

They have a few colors. But for the glossy UPVC types which is so much in nowadays, I think there is an upcharge. Their quality is comparable to those like Classics in Singapore. Just check out the East Ledang showrooms. I think the twin villas showrooms are done by them..

Yes i used the white plaster (got it from TESCO/Giant cant remember). They said it could seal all types of cracks.

So i pasted it. Ofcourse the finish was not smooth at all just as you wisely mentioned.

And i never knew that i had to put a sealant on top.

Now you know how much i know about DIY right?

Even fixing up screws and nuts is a pain to me so much so that my jetsetter wife does it for me!!!

Professor, confirmed with my hubby already. External use grey cement. Internal use white cement.

hi Ming, doesn't matter what nationality you are... everyone in this forum is here to help. If you can, drive in to Horizon Hills, East Ledang, Nusa Idaman and Nusa Duta to have a look during weekends. There are houses ranging from RM500k to a few million RM; depending on what you want. All are gated and guarded.
 
Oh I see, yeah design is subjective...where are you creating the balcony? Is it a corner house so can add the balcony at the corner?

Mine is intermediate terrace. Currently there is a RC flat roof outside the master bedroom. Contractor says no further need for reinforcement so just need the perimeter wall/railing, tiling & access door from bedroom.

Just checked with my hubby. Carpark use grey cement. See whether you can get from diy store.

If the hole isn't big, just add water to cement. If the hole is big, add water and sand to cement. Leave a few mm until dry, then use the one just add water to cement only for a smooth surface. Use the triangle applicator to do it for a flat surface.

Need to try those over time.
