Living in JB 4

How can it be when I made $300k from property selling my Spore condo. Mind you that’s without taking a cent of subsidy unlike you hdb sinkie sponging on me taxpayers.
And hdb Malaysian SPR sponging on me too. PAP should make them dispose hdb as long as they have private property or other properties in msia.

Same for hdb sinkies too. What a stupid government to have a rule that stopped Singaporeans with private property to buy hdb to stay while allow others with hdb to keep their hdb when they buy private property to stay. I am sure msia government will have better sense than this.

It’s another week and three weeks since receiving my RPGT letter of assessment but lawyer clerk still cannot contact the office and zero news of when is my RPGT refund.

Wow finally someone picked up my phone call after calling the KL tax office with no answer since last week. The feeling is like strike lottery indeed.

The lawyer has been telling me they don’t answer phone calls for last few months. I only call once them a day for a week can get someone answer phone already.

Malaysian lawyers must push then they will work if not they sit on it. Hard to believe but my jb condo lawyer sit on my strata title documents for five months after I signed without sending to the developer for execution.

Anyone would assume a signed strata title document would be executed by the lawyer right? Cannot even assume that in Malaysia. Must check and chase. The lawyer assurance that they will handle the strata title transfer is all empty promise. Proven can’t be trusted.

Like I said before Malaysians from lawyer to contractor have good life work on rubber time basis at the risk of others. The lawyer sit on my signed strata documents for five months when they know jolly well that the foreigner state consent was expiring in six months time and have to be paid again. Totally irresponsible and unqualified lawyer.

Which means anything signed from SPA (Sales and purchase agreement) to RPGT submission all cannot trust the Malaysian lawyer to execute it. Hard to believe but it’s true.

My house sale SPA was signed by me on a Friday afternoon 3.30 pm but subsequently I realised the SPA executed date become the next Monday because the purchaser lawyer only received it on Monday and wanted it to be dated Monday. And my lawyer didn’t even tell me before they agreed to date it on Monday when I paid her lawyer fees to look after my interest.

This jb condo lawyer is paid by developer but the way I see it no difference whether I paid the fees or not, they are all very irresponsible in their execution of signed documents.

Again Malaysians are so lucky to be spared the agony and stress of foreigner state consent expiring before strata title transfer just like how they are exempted from RPGT after five years. Anything that the Malaysians are not subjected to, the Malaysian lawyers don’t seem to care or know how to execute properly indeed.

Ya buying jb property not only get evil neighbours from hell that make loud knocks to harass you but lots of mental agony and stress that are encountered by foreigner purchasers only.

The border being closed due to pandemic then made it worse by not able to enter Malaysia and don’t know when can sign the strata title documents. Such legal strata title transfer documents would have to be signed infront of the notary in Singapore - with fees costing thousand SGD - if can’t sign in Malaysia.

Again Malaysians are so lucky to be able to enter malaysia during the pandemic then and of course they are good at snatching things and snapped up all the vtl tickets in March this year leaving nothing available for foreigners like me that need to enter Malaysia then. Luckily Malaysia opened up the country in April this year if not I would not be able to sign the documents before the developer stipulated deadline of May.

With such a backdrop of the huge difficulties for foreigners to sign the strata title documents in time before foreigner consent expiry, can you believe the Malaysian lawyer just sit on the signed legal document without execution for five months after assuring me the processing by the land office will need few months and I will get my strata title after that?

I got a quote of minimum $1600 notary fees and the final fees depend on the number of signatures required to be notarized.

The Malaysian clerk in my management office strike again come and falsely accuse me play piano at 11 pm when I didn’t. I asked her to record and let me hear. The latest I play is 10.30 pm, which is within the legal limit of quiet hours starting after 10.30 pm.
