Encountered lots of these people as well, back then in Tesco carpark, looking for victims. Even though i got off a JB plate car, they approached me regardless as i guess i have a very guillible look. I said no even though i REPEATEDLY got first prize etc.

I still remembered one of Bruce Lee's movie theme songs, something like those with no greed, no desires, are much harder to defeat. The exact words i cannot recall but the meaning of the song, i still remember to this date.

For members who are living in gated/guarded estates, do you feel that your guards are doing a reasonably good job in screening visitors? Is it true some projects tend to have guards that "slacken off" after some years that the project has been completed?

It depends, alot depends on the developers commitment or the security company in use. Quite a few are respectable enough but not all. I prefer developers direct hand in maintaining the development rather than a lot of well intentioned RC members. Even if there are no financial rewards involved, people will assume you are getting a cut. This can only be done if everyone on the committee is really here for the long haul or remain committed. People may still move out after a few years so even good and staunch well meaning members may go off.

Accountability is also hard and some may not pay their dues in full and this begins a downward spiral as more and more refuse to pay for the freeloaders. Some people will refuse to pay using the most flimsy excuse imaginable.

Denying access is one such way to enforce payment, several G&G do this using car access as one way to deny entry.

I read such case for newly form garded communities which were previously open (non gated or gurded) estate.

For purpose build gated and garded communities, there is the DOM and strata title act to ensure payment. Does it still happens frequently ?

In Singapore, almost every condo has a few bad apples. It happens and I believe the legal action is to get lawyers to enforce the strata title acts and bylaws.

Hi tutucake, they still manages the precint. I would think at least until the final 2 years after the last precint completes. As much as possible, i would still prefer the developer to look after it.

Happens all the time especially when the owner is just trying to worm out of not paying or for legit reasons like not being there for long periods of times, still always pay the piper when he comes to collect the bills. The guards do bar access for several developments that i know of and only allow access especially through access card systems when the full outstanding payment is made.

MALAYSIA - He tried to end a scuffle involving two groups of men on Friday night.

But he was shot four times instead.

Cyber cafe worker Lew Wek Shu, 37, was disturbed by noises outside the premises at Jalan Johar 4 in Johor Baru at 9.30pm on Friday, reported Malaysia's The Star.

He was upset because the commotion was scaring his customers and he decided to go outside to find out what was going on.

"I saw four men and I told them to quieten down. Suddenly, they lunged at me," he said.

"I tried to run away when I saw one of them pointing a gun at me. Then I heard some shots being fired."

He said he never thought that one of the men would pull out a gun. And he didn't even realise he had been shot.

"When I realised one of them was armed and was firing away like a madman, I turned and ran as fast as I could. After a while, I got tired and sat by the roadside," he said.

Fainted

Mr Lew then managed to run inside a cafe, where, soon after, he fainted.

"(Later), I realised that my shirt was soaking wet with blood," he said, speaking at a private hospital.

Mr Lew was shot in both shoulders, his back and chest, and he was rushed to the Sultan Ismail Hospital on Friday before being transferred to a specialist hospital on Sunday.

He is said to be in stable condition.

Mr Lew, who said he was lucky to be alive, said the quarrel had been going on for about 30 minutes and he wanted to see if he could help to settle any disputes, reported the New Straits Times.

State deputy Criminal Investigation Department chief Assistant Commissioner Nor Azizan Anan said initial investigations revealed the suspect had fired as many as 10 random shots at the victim and that the case was being treated as one of attempted murder.

He added that police are looking for the men involved in the incident.

My relatives neighbour house in Taman Nusa Bestari near Bestmart had their house robbed when they were overseas. Police came and shots were fired. Robbers escaped without anything. This happened last month and my relative has since rented his house.. Ironically along the same row, one house was tenanted to the Royal Malaysian police and at least 10 policemen were staying there. Even got one police waja parked there every other day and many police vest hang outside. Still robbers dont give a damn.

Just be careful and never take proximity of police presence to take security for granted. Similar matter happened to a police post in Toa Payoh lorong 1, Blk 157 if i recall correctly. Downstairs police post, unit upstairs got cleaned out. Another case, police station right beside it but Taiwanese couple got robbed in that block.

Just to share some KL experience:

A boy at Mont Kiara, Nayati was kidnapped couple of months ago. Mont Kiara which is a famous expat area with 3 international schools has many policemen in that area and there even a beat base just 50 meters from where he was bundled into the car. The boy has since been rescued and the kidnappers are on trial. Somehow that just did not deter the kidnappers. Lesson learnt: Never let out too much info on your whereabouts.

A gated community with houses which cost >1.0m each had its fair share of robbery few years ago. Just as the residents moved in, the newly appointed guards are not always on their highest alert. A 4 wheel drive came in, a lady got out and called at the gate. No one answered and a guy got out. Jumped over the fence and broke the glass window. (Still no grille yet). Got in and use the blanket to drag a 500kg safe down the stairs. Open the autogate from inside, jeep was reversed, the safe bundled into the back. Lesson learnt: Never take security for granted especially when it is a new outfit.

It was 8.30am when I was driving at Jln Ayer Itam. I noticed a motorbike following me closely. Of course I didnt suspect anything bcos that is the main road to town. However, at the Mobil petrol station, b4 SRJK Shang Wu, I turned left to Tmn Lumba Kuda & he followed.

This time he was riding the motorbike on my right & took out his handcuff and kept saying "Saya polis". I ignored him. Then at the tmn lumba kuda housing area he overtook my car & stopped his motorbike infront on me.
I stopped & waited till he got down from his bike then I drove off again. Unfortunately, we met again at the tuffclub traffic light. This time, he kept knocking at my window and asking me to co me out from my car. He also showed me a so called police ID card without photo or logo.

I'm very sure that he is not a genuine policeman. Even if he is a real one, and if I did break any traffic rules , he can just send me a summon without needing me to get down from my car. So, I decided go drive to police station. He followed me till a few hundreds metre b4 I turned to the police station.
He is a medium size Malay guy, abt 165-170cm height.. Riding Modenas Kriss 100 , PGN 74.

p/s: A REAL policeman ID card is light yellow in color with Logo & the word "polis diraja malaysia " in front. At the back, there will be a passport size photo, name & matriks number .

Hope this thing wont happen again and wont happen to any of you as well.

新山1日訊)華裔青年被刮刮樂集團成員糾纏時,好心訓示對方“不要騙人”,結果遭對方發難糾眾包抄,揮拳圍毆。

 《中國報》早前大篇幅報導刮刮樂打人事件,但刮刮樂成員仍不收斂,明目張膽動粗。

 據悉,去年12月29日晚上7時,在新加坡任職巧克力師傅的楊克勇(28歲,住在新山皇后花園)便遭刮刮樂招來同黨,糾眾揮拳打他。

 楊克勇接受《中國報》訪問時說,當時他經過新山市中心商場銜接新關稅大廈的人行天橋處,被年約20歲身形略矮小的刮刮樂華裔成員攔截,對方要他刮彩券,遭他拒絕后仍不放棄,繼續糾纏。

 他說,由于曾數度撞見刮刮樂糾纏、詐騙過路人,加上不厭其煩,開口要對方“不要騙人”,卻被后者捉住,要他“再講一次”。

 他坦言,當他重复“不要騙人”時,出現了一名相信是同黨的健碩男子,走來拉住他,要他下天橋談。

身形魁梧也寡不敵眾

 “我拒絕后便朝城中坊走去,他們2人一路尾隨,直至進入城中坊的手扶梯處,約十余個刮刮樂男成員擋住手扶梯,不讓我上去。”

 他說,該成員同黨男子直接嗆聲問他“你剛才說什么!”,然后一拳揮向他臉,打落他眼鏡,使他右眼角被眼鏡刮傷。

 “我彎腰撿起眼鏡,對方再度向我臉部揮拳。我就反手還擊,但他們將我圍起來,不斷在我身上、后腦落拳;混亂中,我感覺有人拉扯我的背包。”

 楊克勇雖相當魁梧,仍感寡不敵眾,便狠掐該刮刮樂成員脖子,用力甩開對方,再乘機衝上去手扶梯,進入城中坊逃命。

 他稍后在家人陪同下往皇后和新山中央警署報案,但至今警方未通知任何進展。

不屈服仍會走天橋

雖然擔心逞兇的刮刮樂集團成員認出他,但楊克勇自稱不會屈服,也不會避開天橋。

 他說,糾眾打他的十多人,他僅認得其中2、3人,但他相信對方一定會認得他。

 “我在新加坡工作,每星期回家一趟。那天橋是必經之路,除非我棄用天橋,改成越過天橋底下的馬路,進入城中坊。”

 他說,雖擔心對方採取報復行動,但他絕不向惡勢力屈服。

 “若對方認出我、對付我,我會反擊。”

 他希望藉著自身例子,警惕來往該處的民眾小心刮刮樂集團。

 他說,雖然城中坊管理層在該天橋地上張貼巨型貼紙,以警惕民眾提防,但該集團成員卻密集站在貼紙上,遮擋貼紙內容可見度。

 他促請警方嚴加管制,在該天橋處駐守警員,杜絕刮刮樂成員逞兇打人的事件 。

糾纏獨行女子意圖不軌

刮刮樂集團成員被指不僅糾纏獨行女子,還出動3名男成員圍住1名女子,或跟隨獨行女子下天橋到候車亭,意圖不軌。

 楊克勇透露,某女性朋友曾在該天橋處遭刮刮樂集團成員糾纏,雖好言拒絕,卻讓對方纏上。

 他數次見到刮刮樂集團成員在該天橋處與獨行老人攀談,看似“獵物落網”。

 “其實很多人都見到,但公眾都選擇明哲保身,不敢惹事。”

 據他觀察,刮刮樂集團成員往往挑上獨行的打工族及年邁老人,出示彩券要人刮開抽獎,再用好口才遊說。

 他說,當他到新山中央警署報案時,警員向他透露,去年12月份,已發生3宗民眾被刮刮樂集團詐騙的案例。他希望民眾不要因貪念而上當。

打到趴地仍不罷休

刮刮樂集團成員出手狠辣,拳拳打后腦,將他打到“趴地”仍不罷休。

 楊克勇直言,平日常上健身房操練而有壯碩體格,若換作一般文弱男子或女子,恐會被打死。

 “當時場面很混亂,我感覺很多人用拳頭打我后腦,我被打得有點昏眩,也不曉得他們打了多少拳。”

 他事后到中央醫院驗傷,除臉部及頸項多處輕微瘀青外,右眼角也被眼鏡刮傷。

 “醫生擔心我腦震盪,要我留院觀察一晚,還要我若頭昏或想吐,一定要立刻通知醫務人員。”

 他笑言,慶幸對方赤手空拳的打他,而非使用武器。

 “當時場面火爆,我用手扶梯進入城中坊后,其中2人貌似不甘心,想追上來繼續打我,但他們同黨出聲阻止,當時,指現場有許多民眾圍堵,卻無一人施出援手。”

BTW, look like the law enforcers are incompetence on this. If the management of city square (even if it is outside your premises) do not take action, more and more people (regardless of where) will boycott your shopping mall no matter how much money you have dumped into to renovate it.

Johor Bahru is indeed a very risky place to go esp the city centres. Please do not go there if you have no business to be there. If you have vested interest in Nusajaya, just drive there and dont linger around the city centre. Pelangi, Sentosa, Century are criminal hotspots. If you must go, u must go with an open heart that you will be injured or robbed.[/QUOTE]
