Top 10 upcoming malls in Johor Bahru

With more than 10 very large shopping malls, all opening soon within a short period of time, it will more than doubled, if not tripled the shopping spaces in JB.
Based on simple rule of economics, the volume of shoppers should be increased correspondingly to fill up all the malls.
But most important, the total spending should also be more than double to keep the shops, both old and new, alive.
Is this possible?
Retail space is another bubble in the making. I expect the shoplots and old malls business to be affected. Online buying is also gradually displacing physical shopping. For the shop and business owners, competition will be intense. Singapore side will be affected as well. But this is good news for shoppers.
Construction work of IKEA at Tebrau is pretty fast.

The new phase appears to be modelled after Eco-Botanic but the pond is strangely outside the precinct. This is certainly more expensive than earlier phase 9D/E.

IKEA - Tebrau, Johor Bahru (progress @ June '17)

A few points of curiosity:
1. Why are there extensive and intensive piling beside IKEA? Is there going to be another commercial+office building?
2. The shiny black rows on IKEA's rooftop appear to be solar panels. If so, this could be the largest array I have come across in JB.
3. The ramps from both sides of the expressways are already quite congested. Once IKEA opens, I can imagine the traffic queues at these ramps go back by 1 km from Fri to Sun.

The shoplots around IKEA will have to brace themselves when IKEA starts to draw their shoppers away in Nov/Dec 2017. The Aeon and Tesco malls beside this IKEA Tebrau might be affected slightly too.
The same goes for the IKEA Tampines and Alexandra if IKEA Tebrau prices are around 30% cheaper and transport companies start to offer JB-SG furniture transport service, and there are direct buses from SG to Tebrau.
Overall IKEA has timed its opening very well to take advantage of the huge number of condos TOP in JB from 2018 to 2020.
The same goes for the IKEA Tampines and Alexandra if IKEA Tebrau prices are around 30% cheaper and transport companies start to offer JB-SG furniture transport service, and there are direct buses from SG to Tebrau.

Eateries should flourish. Retails like furniture shops may lose their customers.
Ikea JB prices will be same as KL prices which is same as SG prices!
Absolutely no advantage buying in JB for Singaporeans to bring back.
Ikea opening is just taking advantage of all the new condos with many mostly completing by next year, eg Princess Cove & Country Garden in Danga Bay plus several smaller local developments.
And there will be some tens of thousands of apartment to furnish!
