Desa Tebrau

Hi, just got my keys for Phase 9D house last week.
However, have to make another trip this week to do taps fitting and get the Borang A for TNB application.
The clerk told me that TNB have not connect electricity for the estate and only ready by this week.

I would like know how fast for TNB application, and what kind of documents are required?

Austin water park works is progressing.
Some says it will be completed by end/2014.

More industrial parks nearby to provide job opportunities :)

I'm getting sick of malls and residential developments

Industrial parks potentially create more pollution. Regulation might not be as tight as in Singapore. So living too near to industrial parks might not be such a good idea.

It is near but not too near, and they are not heavy industries e.g. smelting or crude processing, so I'm okay :D

Unfortunately, many great cities grow on the back of manufacturing, including Singapore and Kuala Lumpur. So this is a passing phase.

Johor eyes to be an economic powerhouse
Jul 21, 2014

In a bid to be Malaysia’s economic powerhouse, Johor aims to continually lure high-technology and capital-intensive investment into the state.

Given its strategic location at the international crossroads, Johor had the right supporting factors and eco-system required to be an economic powerhouse, according to Mentri Besar Datuk Mohamed Khaled Nordin and reported in the media.

“Over the years, Johor has maintained its position as one of the top investment destinations in the country in the manufacturing segment,” he said at the launch of the gated and guarded Frontier Industrial Park II project in Desa Cemerlang.

Last year, Johor’s manufacturing sector attracted RM14.4 billion in investments, which is the country’s highest. Out of this total, RM11 billion came from foreign investors.

Aside from Johor’s strategic location and close proximity to Singapore – which is an added advantage in luring investors – the state also had good infrastructure and skilled workers, said Mohamed Khaled.

“Iskandar Malaysia is another main factor that will continue to drive and spearhead economic growth and progress in the coming years.”

He explained that Johor will be more selective in attracting foreign and domestic manufacturers that will set up operations within the state, with priority given to capital-intensive investments.

In attracting investors, he noted that Johor is not only competing with other Malaysian states but also with other countries within the region like Indonesia, Vietnam and Cambodia.

“We will launch the Johor Strategic Growth Plan in November by focusing on five key economic sectors as the push factors.”

Mohamed Khaled added that industrial building developers within the state should continue its practice of offering “green and clean”, gated and guarded industrial parks.

Congrats! TNB application is about 1 month if I recall correctly. You will need to submit yours and your guarantor's particulars/NRIC photocopy. The worker will come down and fit the big fuse into your DB at the gate pillar. Please remember to lock the DB as other contractors might steal it. Remember to take some photos and share here :)

Looks like foundation was just completed not long ago  Buildings, utilities, commissioning and staff training still have to be done. End 2014 seems impossible.

The waterpark is not a big thing anyway. I think it will be hard to make money, esp if you consider SG's water parks failures. Infrastructural developments like RTS, Pandan Bridge, Pasir Gudang Highway upgrading, new links etc are much more critical in driving the prices up.

Thanks for the info, FHBH12.
I will take photos and share.
From my last trip for keys collection, i briefly checked for defects. Generally ok.
But i noticed some paint flake peeling by the windows of two rear bedrooms.

Dragged too long, looks like outdated theme park.

The Frontier Industry Park in Ulu Tiram seems to be mid-end, quite well-planned and very high in demand. It looks like Goldilocks distance to Desa Tebrau, not too far and not to close.

Secure & Green Frontier 2: Type A & B Factories Sold
Date : July 22, 2014, 4:05 a.m.

Type C units, also semi-detached factories, would be open for sale at a later stage for construction and site planning reasons.

WB Land had started Frontier Industrial Park when it launched its Phase 1 units last year and all the 10 units have been fully sold.

Woon said WB Land was grateful that Dato’ Mohamed Khaled officially launched the project Saturday as it was indeed a defining moment for the company and for the future of “gated, guarded and green” industrial development.

This was indeed so for Frontier Phase 2, better known as Frontier 2, will be gated and guarded with mobile patrols and CCTV coverage. It also features a two-acre central park as well as eco-friendly design features to make it a “home for industries”, he said.

This was the winning edge for WB Land as Frontier won the “Five-Star Best-in-Malaysia” award for industrial development at the recent Asia Pacific Property Awards (APPA) 2014.

“We are excited and grateful that the Menteri Besar has recognised that a home-grown company has done Johor proud by winning best-in-Malaysia for this category,” said Woon.

Frontier 2 epitomised a “green home” for industries and its location within the matured industrial area in the vicinity of Desa Cemerlang, Ulu Tiram enhanced its appeal to industries in Johor and nearby Singapore.

“We have taken the bold decision to offer a centrally-located park complete with a gym, jogging tracks and pavilions as we wanted to give better value to our buyers who are looking for more than just factories to work in.

“With greater emphasis to work-life balance and healthy living in today’s society, we are certain our buyers will appreciate these features,” Woon added.

Besides these unique features, Frontier 2 also offers other practical and eco-friendly solutions. For instance, the buildings are North-South oriented to avoid sun glare and high glazed windows that let in natural light without the heat. Rainwater harvesting is also a standard feature of the factory units together with front and side roller shutters.

The 62-acre Frontier 2 has a gross development value of about RM354 million. With 95% earthwork completed so far, Frontier 2 would be completed in the fourth quarter of 2015, ahead of schedule.

“To further meet the needs of our end-users, we are providing a dormitory for workers so buyers do not have to worry where to house their workers. Our buyers particularly love this. We have gone into the details to make Frontier 2 such a homely place for industries to thrive,” Woon said. The secured workers’ dormitory would be ready in the first quarter of 2016.

Frontier 2 is strategically located next to Desa Cemerlang at Ulu Tiram within Iskandar Malaysia and it is only 15 minutes to Johor Port, 25 minutes to Woodlands Checkpoint and 30 minutes to Senai Airport.

WB Land Sdn Bhd is a company backed by Woon Brothers Construction Sdn Bhd which has a 38-year track record of delivering its projects ahead of schedule.
