Personally? I do not know about condo but i do not think that landed property price in Singapore will fall more than 15% as the dynamics are a little difference.

1) more high income expats working in Singapore expecially oil and gas and financial industry.
2) many of the investors who belove that price will fall were selling last year and this year. Not many more people to depress the price. Heng ah......
3) due to the 4 year seller stamp duty. Supply will be very tight from 2012 onwards.
4) to much stimulus across the globe. Liquidity will eventually drive inflation. A matter of time

Hope above helps,
PH

Read this news today on potential tough times for Singapore property market in the next 3 years:

http://www.propertyguru.com.sg/prop...11/31734/bleak-outlook-for-singapore-property

Although I am not a believer in these bank analysts, some of the points in this article makes sense. I am wondering what impact this possible correction in Singapore will have in Iskandar:

1) Will it be better as more Singaporeans will go towards Iskandar, given the affordability during hard times and the prospects of catching a falling knife by buying in Singapore?

2) Or will this be bad news for Iskandar as well, as most folks will wait for prices to correct in Singapore, rather than buy in Iskandar?

3) It will not matter as many of us, as we see on this forum, are just looking for a different quality of life, more openness, fresh air etc, and the Singapore dynamics will not really make a difference.

Hi lastresort, to get to 2nd link using coastal highway from HH, do you turn right at the main guardhouse, instead of left towards Jusco? The sign in front of the T-junction says Gelang Patah, which I guess should be able to lead us to EL, but I haven't tried that road yet.

Asumming we turn right, are there signages to follow all the way to Mydin, EL and then Tuas 2nd link? Thanks.

Bro Vincentck, I was referring to causeway via JB custom. As for the direction to Tuas via EL, you can try to enter the coastal highway towards right of the main guardhouse, but as it is cordoned off/blocked at the moment, you might want to take the longer route for now, i.e. towards Jusco.

Ghosh... Jusco Bukit Indah is driving me nuts... yesterday's crowd was as if Jusco giving away free groceries.
It's high time they open another Jusco but i suspect many of these developers like UEM might be waiting for price to appreciate before letting in some of these international players... idiot !

Not to pour cold water on you guys... you can't run away from FTs in JB.

There is actually a Myanmar community (working in SG) who purchased units in precints 5/6, but they are educated and decent lot, pretty nice people. One of them held a house warming in NI phase 2A and invited us (some months back) that's how we met them. I suppose when there is enough space for everyone things become more tolerable and people are less ill-tempered.

I think you have nailed the main problem here in Sg. Insufficient land but the gov keeps the floodgates open..

my friend's brother works for MOM. He is sent to India FT for 3 years and he mentions there is a whole team of them in various countries including China to head hunt and attract more FT into SG. Not for blue collar jobs but for white collar ones.

To me SG property prices will take a hit when 2 things happen:

1. Rentals fall due to Govt tighten FT/immigration policy and economy weak/recession.
2. Interest rates rise.

The first event has already started to happen. Now waiting for 2nd shoe to drop.

The bad news is once SG rentals/property price falls, you can expect johor prices to correct too. No 2 ways about it...the meteoric rise in JB prices over the last 3 years is in part fueled by the rise in SG property prices. If prices back in SG starts to moderate, the 'exodus' of people into JB houses will moderate also...less financial incentive for the 1+1 model... some may even sell their JB house to pay for the deposit of a SG condo.

No worries...from the look of things, the 2nd shoe will not drop anytime soon.

cheers.

the whole area very wong with all the amenities. When BH, ND (ND's condo), setia sky/gardens (did i hear correctly a 3rd one is mooted?), inner setia developments close to HH, the numerous HH precincts + fairway suites, horizon residences, NI, Nusa Bayu/central, setia eco gardens are all done and occupied. The roads may need to be upgraded...

so your stint at NI was a test water?

Haha call me crazy... but i am in constant search for "change". A changed environment inspires me.
After spending 3 years in JB and driving 120,000 km... i am in the mood for change again... i have moved back to SG at a location 2km away from office.
The other reason is my love for cars... unfortunately my car is not suitable for JB. I don't want to hide my car at home and commute around in a Proton.
Finally i plan to have kids and and my wife wish to have our kids born in SG. These 3 reasons prompted us to move back to SG... for now.

I hope this will not discourage any bros moving to JB as i have explained my reasons. I remain invested in JB and i can move back very easily when my EL house is ready... but probably a lucky tenant is going to enjoy the first stay in my house when it is ready end of next year.
