thank u wuqi256 bro.. i went to my maiden trip to HH and Nusa Idaman as you recommended. I pretty like Nusa Idaman. Will work out details with my other half. But when I came back home, I realized 1 important thing. My house here in SG not yet 5 years MOP.. can my fiance purchase property in Msia? She's SPR. Our house in SG will probably TOP 2014.

when i arrived at hh guard house, i just ask them where is the showroom and they let me in oredi.. like that consider ok for security?

This is because the 70% max loan restriction for the 3rd home loan onwards only allows people to get higher loans for the 1st and 2nd properties. By limiting the loan to one name, a couple can effectively get higher loans for 4 properties without being limited by the 70% restriction. Additionally, for the 1st property sold in your lifetime, the RPGT can be waived off once.

As for the HH main guardhouse, they don't limit/stop cars. Only the guards at the individual precints will be strict on visitors.

Yes, I tried that coastal highway route in Sep and is able to reach Tuas..

I gave up my pre 8 endlot due to the 'Surau' there..

But Msia is muslim country ,we cant avoid all this if u wan to stay there , 1 learned man in this forum told me this before....
I just cant tahan SG overcrowded , I am like a tourist in my OWN country.
That day i happened to take mrt for lunch and it was so crowded , in the whole cabin I hear only foreign languages , i am the odd one....
I salute those who take public transport everyday .....

That's when I started to look at properties in Msia, initially in Penang because I quite like the place. Grateful for the tip! We'll use 1 name, still deciding whether to take the plunge though I have 3 days to make my decision as the early bird discount will cease.

We'll use 1 name, still deciding whether to take the plunge though I have 3 days to make my decision as the early bird discount will cease.

For long term staying , try driving there during peak hours like after work and see if u think u can adapt ? With e new coastal highway from causeway , its so convenient to reach NI , dun have to pay so much for tuas tolls charges. I tried leaving 5.30pm from my Bk Timah Office (near little india mrt) , I can reached NI at 6.30pm with heavy rain like last Thursay.
If for weekend house , its fine .

Since yr kid still young , I think its ok to stay in JB . And when he is ready to go school then u will have tough decision whether to send him back to sg or stay in msia to study ....
Yr parents can drive ? Else always stay at home also boring . Unless u buy at Duta , its within walking distance for eateries and shopping too.

To your other question on refinance, depends on the lock in period offered by the bank. In my case it is 3 years and as far as I remember, I have to pay a 2% penalty in case I redeem earlier.I came across some banks that offer no lock in but the rates were a bit higher.

It's for the whole term bro, if blr changes, the bank will adjust the tenure of yr loan....goes up, you pay longer, goes down you pay shorter tenure...
And the int charged if full repaid...put it this way, you almost can get another 1/2 a house!! I think!!

Hi bros, to answer your queries and clarify some information, in Msia the home loan packages are always BLR+/- x.x%, currently one can get BLR-2.5% for whole tenure, which gives a effective rate of 4.1%. However, when the economy improves, the BNM (Bank Negara Msia or Bank of Msia) may decide to increase the OPR (Overnight Policy Rate) which will affect the BLR. BNM will usually have a meeting every 2-3 months with the OPR as one of the agenda. So from a current BLR of 6.6%, it may rise to 6.75%. Since the loan package remains the same, BLR-2.5% becomes 6.75-2.5% which means your effective interest rate has increased to 4.25%. When this happens, the tenure remains the same and your monthly installment will increase. The banks may wait a while before they increase your installment amount. This happened to my wife's loan with Alliance Bank, increased from RM828 to RM976.

My lock-in period for my loans range from 3-5 years with penalties of 2-3% on the loan amount. Calculation for the lock-in period starts from date of 1st disbursement.

Hi bro, Unifi is definitely much faster than Streamyx. With the 5Mbps package, I can get maximum downloads at speeds up to 550kBps consistently in my KL apmt; while my friend has the 10Mbps package gets double the download speed. Just question for you, is the contract for 2 years? What happens if one needs to move house before the 2 years is up? Thanks.

Actually that may not be entirely accurate. I'm optimistic that other races will buy too, whether Msian or Singaporean as long as it is not too near to the mosque. I have a corner unit in NI P8 which I plan to sell in 2 years time or when the price is right. I believe by then, RM700k will be possible provided all the other developments proceed as scheduled.

There are 2 - one for the purchase of the house and the other is btw you and the bank. hope this helps..
I thought the document between buyer and bank is just the loan agreement, whilst SPA is commonly the term used to describe the agreement between the vendor (seller) and the buyer.

Hi Crystal sis, nothing to be afraid of. It is considered very very safe in JB. We have traveled to a small town in Masai and it is full of people. But you will never want to drive there especially in a continental MPV like we did. For the few hours we were there, we did not see a single Singapore plated car. We drove to the town centre but had to quickly make a u turn back to Seri Alam because the place is really scary. You see all kinds of people walking around, suddenly you can see a gang of people walking towards your car and you know your sg plated car stands out. Damn, almost had a hard time making that U turn. It is more scary than going to Pontian Kukup or any other cowboy town in JB.

still scare scare , coz i was driving alone and scare tyre burst , engine die on me etc ....surroundings only trees ....

My first day of driving in from HH to work; left the house at 7.20am and reach office by 8.30am. Stress-free because there was little traffic at both immigration points and I sat all the way from Joo Koon mrt to Tiong Bahru mrt; while my wife drove the car to her office at Tuas. But it could be lesser cars now because of the school holidays; so hopefully the traffic won't be too bad once school opens in January.
