Singapore has dropped four places to 34th in the global happiness index study. More than 140 countries and territories were assessed in this year's World Happiness Report published by the University of Oxford, Gallup and the United Nations. Rankings were determined by more than 100,000 global respondents. Singapore's current position is the lowest it has ever been. Meanwhile, Finland has taken the top spot for the eighth year running. Mr Melvin Tay, a research associate in the Institute of Policy Studies' Social Lab, shared more on how Singapore fared in the World Happiness Report.

He believes that as long as a couple can service the BTO flat loan by CPF, the price of BTO flat considered as "affordable", lol!
Didn't he consider that the couple might take a longer term loan and smaller flat, instead of 4 & 5 rm flat, they bought 3 or 2 rm flat? He didn't even worry the couple has no or insufficient retirement fund when they grow old after paid up the expensive BTO flat!

Doesn't Desmond Lee consider that buyers of HDB units have only purchased a 99-year lease? They have no share of the land where their blocks stand on and no strata title. As such, the HDB is not being fair to its tenants by calculating the land cost when evaluating the price of its flats. Isn't more than 1/2 a million dollars grossly overpriced for a lease on a govt pigeon hole?
