which is faster?
Ferry from PH to harbourfront
or
MRT from JB sentral?
base on current MRT network

MRT from harbourfront to dholby ghort --10mins
dholby ghort to kranji -- 50mins
kranji then change to bus across causeway -- depends on traffic and bus frequency, normally 15mins.

add in another 15-25min for transfer between MRT purple and green lines + immigration

harbourfront-JB sentral about 1hr 30min.

base on ferry ride experienced in hong kong and canada.
ferry ride is more comfortable. they can't overcrowd the ferry.

that also means there will be a Q at the terminal if there is a influx of passengers and not enough ferries are used

In Canada and HK, the ferries were huge and freq (every 15 min), and I hadn't had problems getting in. But when i attempted the transit via MRT from Shenzhen to HK.. OMG!..:) sardine queue, sardine train ride...:/

I hope CIQ will be smart enough to anticipate the need...mmm..

better dont put high hope on msia govt. HK logistic and transportation is advanced with train lines linking to most places like that in spore. Msia still has long way to catch up.

I feel ultimately 2 very different markets for Puteri Harbour & JB Sentral.

Puteri Harbour
-----------------
For the more affluent retirees/tourists whom are more concerned with streetscape,
security and less conscious with costs. Not worried about ferry frequencies,
cos not going Singapore to work.

Better proximity to cafes alfrescos, marinas, tourist attractions etc.

JB sentral will be a market more for the locals from JB working in Singapore and Singaporeans living in JB commuting to work in Singapore. And they are using public transport more cos this group will be more sensitive to costs so MRT link is very important. Unlikely they will drive as COEs continue to go up since there will be MRT.
So rental prices will be capped or closely linked to woodlands prices. unlikely to exceed that in woodlands.

Anticipating thE excitement in ph and medini, i decide to chiong down to the medini showroom to check things out.... Left home at 12pm, stucked at woodlands custom for 40mins... Changed route to 2nd link after checking the 2nd link webcam... Shocked to see a super long jam after the clearing tuas checkpoint.... Jammed for another 2.5hrs.... Went Bukit indah to have lunch... Reached the showroom at 455pm... The security guard say "sorry closing"... Shruggs!!! We need a 3rd link!! :/

Maybe the announcement by Najib on the 11th Dec gonna be to announce the 3rd link.

On my way out through 2nd link at 4.30 pm, I myself was dismay why got so long jam today on the Singapore side. The Malaysian side has been much improved with their clearance since they do away with the white cards and operating more lanes. Don't know what is the reason for today jam at 2nd link?

It is good business sense to have the 3rd link for better flow of people to and fro for all the planned mega developments.

Latest from Maybank Research:

usajaya is heating up. UEML has finally launched the long-awaited Teega @ Puteri Harbour. 80% of the 900 units of serviced apartments ranging from 600-1,600 sq ft were sold over a weekend at an ASP of MYR700psf (Singaporean buyers – 20%). Given the strong response, UEML will launch the last residential tower (close to 400 units) in Dec 2012 at higher prices. Meanwhile, we understand it is in talks for more land sales at Gerbang Nusajaya and Puteri Harbour.

Got stuck at 2 nd link for only 40 mins as use the bus lane. But on the way back saw the jam stretched all the way to the bridge. Pity those stuck there. At least 3 to 4 hours. Think many going over to see what's going on at iskander after hearing about those mega billion projects. However these kind of jam such a huge turn off.
Clearance at Singapore was speedy though.

Today I brought a few relatives from overseas to visit JPO. Reached SG customs 1145am, slight jam, but encountered the horrendous jam stretching > 1km to Msia customs. Stuck for more than 1.5hrs. On the way back, equally long jam going to Msia customs around 5pm+.

The crowds are coming to Nusajaya!

My first posting. I decided to name myself Teega as I have just bought a unit there. Just to share my experience.. I reached there at 730 am. Interestingly, I saw some ang moh at the front of the queue! Behind my queue, there was even a property agent from Huttons(marketing agent for Encorp). Almost everyone right in-front of me were buying 3 units. When the UEM lady asked me how many units I was buying(she was actually getting 3 forms for me..) Then, I said, "Sorry,.. I am buying one unit".:D

My error. What i means is the long jam on the Singapore side bridge going through Malaysian Immigration.

i hold a slightly different view. I believe PH will appeal to single expats working in CBD (Singapore) as well. They may like the direct ferry service to town to work. I know I'd...haha..:) Anyway its not cheap renting a unit in District 1,2, 4.

And from Harbourfront too?

And for many thousands who are using motor cycles, there is a choice driving a Malaysian car to PH, parked there and then taking a ferry to Tuas Raffles Marina, pick up a parked motorcycle and travel to their workplace. It is better than joining the long queues of motorcycles using the 2nd link at Sg CIQ. This would however depends on what sort of fare structure for the ferry services.
