Matex Residence

Yeah. Speaking of this, maybe I didn’t take notice of other condos enough to look at their units layout but I find that the layout of matex units are quite “interesting” .If you look at the sectional layout from the top view, the corner units (2/3 bedders) “protrude” out and may even block the one bedder’s view partially, especially those directly adjacent to these corner units. B1 is totally rectangular and longish in shape and B4 is squarish and the rest a mix.

B1 is 14.5 meter long. C1 14.6 meter. This 2 units are side by side.

The more view the better for a condo.

Toilet also important. I do not find window in the studio toilet. Must find way to ventilate the toilet by fitting a fan to draw out the moisture.

The smell and moist must be draw out to make the studio comfortable.

I am sure there will be some sort of ventilation fan installed by the developer for the one bedder to tackle that. UM Land (and I assume its wholely owned subsidiary) is very experienced in building condo and should have taken note of this. Yes, the 4 extreme corner units have good big view. Lots of windows on 2 sides (living room/bedrooms) allow lots of natural lights to flow in
 
3 bedders not so popular for investment in terms of rental. Hence cheaper

Order of Rentability. 1 Most easiest to rent out and higher rental rates psf. 3 is most challenging to rent out

1) 1 Bedders ( For singles, unmarried couple, married couple with no kid)
2) 2 Bedders ( For Couple with 1/2 Kid)
3) 3 Bedders ( For couple with > 2 kids)

I buy for own stay. :) so near CIQ and finally can earn SGD and spend RM , got CS in front for shopping too.
 
IPGlobal also charged S$4K for each property purchase from them. However, they provide better end to end services unlike NSGlobal. Once you sign the dotted line, the rest is on yourself...

bro u sporean or msian? Is yours the 11xx sqf or 12xx sqf? Yes. CS is adding floors to 7th level, heard they are expanding the cinema too. next time can watch midnight show and walk home easily :)

I always feel I am "not necessary".....

Even now I still do not know how my C1 unit layout is......as they keep sending me different layout....

I use them because they are selling something I want to buy.
My wish is that I will never use them in future.....

Their service really suck.....

They are suppose to ask an executive to call me on Malaysia loan,,,,,, after 8 days....no sound no picture.
 
I really like Matex location a lot.....

But the agency selling it sucks....

I do not want to mention name, but try to use the guys at NS Global.

Malaysian, but rent a house in singapore for very long time. I always want to have a unit like that near CS and CIQ, finally they launch one.

Yes ns global doesn’t impress me too. Once they received your reservation form, you are dead duck, they will focus on hunting fresh duck. The GM must be very skilful to be able to secure an exclusive right to sell many of UM Land’s condos (heard from UM Land most of KL condos sold through ns global). Ns global is very lucky to hold the rights to sell matex – now releasing the floors bit by bit and let the $$ roll in

If this is regarding the failure of developer to issue written notice within 6mths and having to refund us the 5K, I don’t think it will ever happen. Given the chummy relationship btw the ns global GM and UM Land, I think ns global will surely press UM Land to officially launch before the timeline even if UM Land is not ready because the opportunity cost is way too high at SGD5K per unit (ns global stands to collect >SGD1M in booking fee alone from the 300+ units) and morever now is the developer market where developers and agents will try their best to milk us dry

This is because once the SPA and loan agreement is signed, NSGlobal will be totally hand-off already.

They will call you again when they had another project to sell to you only.

If they tell they may do leaseback agreement during sales, it is a just selling tactic to get buyers as most buyers worry about rental.

You need the connection. Norman Sia, the boss of NSGLobal is formerly the MD of Austpac Malaysia. He built up all the connections in real estate industry...Big developers such as UMLAND, SETIA, UOA, IREKA, etc is selling through him...you are rite. They laugh all the way to the banks..no capital but can earn a lot of fees.
