Bro, with escalating prices in SG, increasingly more will turn to JB/Iskandar.

U r right Avelc, it doesnt make sense to pay so much for a 99 yr leasehold (private and public included) Beside, there seemed to be no such thing as freehold in SG anymore, rules can be changed to take your property away from u for the common good. It doesnt take a rocket scientist to figure out where to buy your next property : ) All the best in your search; dont give up ur dream or let people tell u otherwise.

can you guys help count abit on the price?
Assuming, the price of the apartment is 560,000 RM.

1% Bank Stamp fee - 5,600RM
3% Developer Stamp Fee - 16,800RM
State Levy - 11,000RM
20% downpayment - 112,000RM

total cost - 145,400RM

Convert to Singapore Dollars - I required to pay $60583.33 upfront for a 560,000 RM terrace..

Anything else I am lacking of?

Yes, it will bring you to traffic lights with Jusco on the left if heading towards HH. To get around the TOLL if driving from say, starting point HH, go towards Perling using either the Coastal highway which will have a turn-off to SKUDAI, OR if at Bukit Indah, the traffic lights at Bestmart- keep to extreme right and approaching the traffic lights and turn right at the lights, see KFC on the right and PETROL station on left side of the turn. Keep going straight passing 1 set of traffic lights following flow of traffic until come up to a left turn. Follow that keeping to your right, will see another set of Traffic lights. Turn right, here single lane traffic. Follow flow keeping to left side of traffic flow and will come to T JUNCTION, turn left and follow flow of traffic, watch out for the road hump, not clearly marked, will arrive at junction to Perling- Pasir Gudang- J.B. HIGHWAY ( that' the one that has the TOLL BOOTH after the HH turn-off that you took OR) will encounter if driving up towards Bukit Indah. At the junction take the left slip road and you are on your way to J.B. - PASIR GUDANG - SKUDAI and onwards:smile: THIS is the old and tortuous way. There are couple more routes BUT equally tortuous. Best take Coastal highway then turn off towards SKUDAI.

Sorry just notice that it's Nusa Indaman. Yes , take the turning marked HH. The above verbal tirade is if you want to go towards Pasir Gudang ways!!!!!!!! :smile:

I don't have a problem with security letting people in at the main guardhouse, or the clubhouse one. After all, a lot of people need to go in and out of the overall development a lot for many reasons.

What I am most concerned about is security for the individual precincts, and security on my first visit to the Gateway and Golf for both were satisfactory to me.

Wasn't allowed inside, and asked politely to wait outside the gate till the agent arrived, then had to give them ID to exchange for some laminated visitor pass for car. Wasn't thrilled about having to surrender my driver's licence, but no choice. No way I was going to hand over NRIC.

This is good security.. I mean at the end of the day, security is of high concern to us.

My 2 cents, if you have a list of,say 10 items that you are looking for before deciding to get a place if achieve 5 or maybe 6 or 7 items on you list, I suggest you take the plunge. If you wait for everything to come together, you might not get the place you are looking for. Not trying to scare you but the way things are going I would think property prices will keep on increasing and might make it even more difficult to decide! A chicken and egg question! All the best in your search. :smile:

Just dont give up ur dream or let anyone discourage u; there r a lot of naysayers out there. U can refer to our thread starter's sharing in the earlier pages in 2009 for inspirational reading when the going gets u down : )

Living standard in Singapore is crazy... therefore, I will stop staying here and let my parents live a better life in JB!

With the wetlands, waterfalls of HH, I believed they will like there.

Hi Crystal, can't you travel back via Coastal highway? If not to avoid the toll, you can exit at Nusa Idaman to the other end of Nusa Idaman beside HH, you sure can exit to Coastal highway right?

Hi Crystal, bear with me, from Mydin if :-1) taking Coastal Highway, turn right heading towards big round about that has sign saying to PUSAT BANDARAYA. - not sure if that part of the road is open. This is the Coastal Highway straight to HH and NO TOLLS.2) if taking the other way that says to TUAS, it's the E3 highway! Then yes take the turn off that says HH. Follow that, coming up to Jusco, go straight across the traffic lights towards HH then by passing the turning to HH on the right and on towards Coastal highway towards JB on your left! Hope this helps!

Earlier this year, we tried to enter The Golf to view a resale home, when the owner came to bring us in, we had to give them our ID to exchange for a visitor pass. They even sent a guard riding motorbike to escort us to the owner's unit. After viewing the home, we thought we could drive around the precinct and check out any home on sale, but the guard at a nearby station stopped us and asked us where we come from and where we are going. So we told them we are residents at Horizon Hills, The Gateway and want to check out homes on sale. He then called back to the guard room to check our status on how we got in and these guards were told to take note of our car when they spot us and report to the guard room. We then act as if nothing is wrong, but within a short time, another guard from the guard house came on motobike to escort us out.

The guards are also constantly rotated between checkpoints, guard rooms and even precincts. I know when botak was around, he will personally ride his bike to our doorstep to ask for permission to allow the delivery man or contractors to enter, and if the furniture delivery men or contractors stay after noon on Saturday, he will come to escort them out, Sundays strictly no contractors can enter to do construction work.

I have also witnessed policemen on patrol, they came in with K9s and rifles, we were told the policemen will come in once in a while to do regular patrol. If you noticed the warning sign of "Restricted Places", "Protected Places", showing symbol of policemen holding rifle and trespasser on the fences, much like those in Singapore Army camps and JB sultan palaces, you know the policemen come in regularly.

This is what I think is good security. Good thing is even though they seem to have lacked a little, their contract will end this year, next year, the new security company will takeover The Gateway and The Golf, there's some sort of competition to re-bid again if they want to continue the contract.

Yes , for NI Prescint 8 only , they will be guards , cameras and access cards coz its considers premier type
The rest prescint do not have access cards.
Those from other prescint if wan to go to lake for stroll have to register with the guards .
I just booked a unit last Sat....

My first day of driving in from HH to work; left the house at 7.20am and reach office by 8.30am. Stress-free because there was little traffic at both immigration points and I sat all the way from Joo Koon mrt to Tiong Bahru mrt; while my wife drove the car to her office at Tuas. But it could be lesser cars now because of the school holidays; so hopefully the traffic won't be too bad once school opens in January.

Ok from HH main new guard house, I used my car odometer to measure the distance to Legoland using new coastal highway ( 6 + km ). HH to East Ledang is about 7+ Km.

The truth is there, East Ledang is much much nearer to Legoland than HH, which we all know in the first place. But if you want to live within a golf course, the choice is clear.

From HH to 2nd link Malaysia checkpoint using coastal highway the distance is about 17km. If you use the old way, I presume it is over 20km

Brother, we did this too, from HH gateway to outside Singapore custom, cleared all boot check and all, the distance was around 20km, less than 20km to reach JB custom.

Hi guys

Last sat it was my first time to drive to Mydin from Nusa Idaman ....
Wow , was a bit scare when I have to drive past the route where no cars , only tress etc ....
Finally I saw some cars and follow them to the way , still got a bit lost and turn a few rounds at roundabout ...
Indeed Mydin things are a bit cheaper like imported milk , so can grab a few tins to enjoy more savings.
But when going back , my agent told me i could turn back to coast highway , so i took the exit beside ledang height . its has road sign to tuas or JB , so i took the JB route but it brought me back to Perling and i have to pay toll , which route is the one ? Or i should take the exit when it show HH ?

Hoep to hear from you guys soon as I plan to go Mydin and nearby places again..

Hi Crystal sis, nothing to be afraid of. It is considered very very safe in JB. We have traveled to a small town in Masai and it is full of people. But you will never want to drive there especially in a continental MPV like we did. For the few hours we were there, we did not see a single Singapore plated car. We drove to the town centre but had to quickly make a u turn back to Seri Alam because the place is really scary. You see all kinds of people walking around, suddenly you can see a gang of people walking towards your car and you know your sg plated car stands out. Damn, almost had a hard time making that U turn. It is more scary than going to Pontian Kukup or any other cowboy town in JB.

So there is no other way back right ?

we had to stay stationed for almost 5 mins to make a damn u turn because the cars on opposite lane wouldn't stop to give way, then the gang of people came towards our stationed car in the middle of a busy street, it felt as if they will suddenly take out a hand gun any time because those guys look like they are that sort of people, it is a like an isolated town and felt as if we are stucked inside with the only return route blocked.

Hi LGLab, those are just general guidelines that i got fm my seach. For my place, I paid 1%, seller paid 2%. Actually tis is very subjective. Basically, u need to talk tis out with the agent before u commit to the deal. Some buyers may claimed to have paid nothing as the agent's fee is already factored into the purchase price and only the seller will pay get to pay the agent's fee. I found out fm my lawyers n banker that it is quite normal for sellers to pay fee to the agent too.

Bros, in MY, the fees are paid by the seller. The buyer do not need to pay any fees at all if you are buying from resale. All my previous properties, i dun pay any fees....unless rules have changed for the last 5 yrs!

SPA fees - this is not cheap bro - base on yr house price..
SPA on bank loan - this also not cheap - for 560k easily RM6-7k , i think...mine was <400k already 5k.

I think that's about it...but got small ones left - utilities deposit....a few hundred only nia...
