Went with a friend to Nusa Duta again yesterday, was shocked with the few units of clusters left. I am sure NI is doing well too.

Wow, good news to hear that only few units of clusters left. Err any update since you just visited there (saw your visiting schedule in your other post). Btw I sent them an email on the goodyby bag and they agreed to provide one, no luck to particpate in the draw though (only for those who bought from Mar 11). Thanks for highlighting this.
 
Terraces cost slightly above RM 500k now and semi d estimated 850k-900k. The sizes are bigger than HH terrace or semi d though. You have to see it for yourself. If you are buying for your own stay, its quite a good place but for rental to expats, maybe not that good as expats are flocking to East Ledang or Horizon Hills at the moment.

Yup, agree that its a good price since we can only purchase above 250K. Before that i was looking at the 1 & half storey but not eligible since pricing was ard 230K. sigh..

Is this a good buy?
Thinking of viewing the unsold units next weekend.
Friend says another tower coming up but no pricing yet.
Any comments?

I'm bringing a very good friend to some of the developments near 2nd link showing him around abit. I was thinking of waiting at the R&R just before the toll plaza towards the CIQ (2nd link) without going into SG at all since he drives. Is there anyway I can u-turn without hitting the toll? Still am not too familiar about there since I am currently using the 1st link more.

I am assuming you are coming from Johor.
You need to cross MY side... tell the toll booth officer you need to turn back... it is a discounted payment maybe Rm3 - RM4.. can't remember how much.
They have blocked up the U-turn before the toll... meaning you will have to pass the MY toll.

Even if u hit the tolls, u can still u-turn. Just go the the left most lane and enter from there, tell the counter guy/gal that u are going to u-turn back and he/she will pass u a receipt.. once u get the receipt, pass the toll and u-turn up front and back to the other side of the toll. Same thing, pass the receipt to the guy and he will know that u are u-turning.

You will not be charged a single cent. I have tried before cos once i forgot to bring my passport and hit the tolls and told them that i am u-turning.

So i've been suckered... lol

You were lucky they let you off with no charge.
Officially it is still chargeable.
Declare that you are making a u-turn at a manned toll.
They will take down your vehicle number and issue a receipt.
If you U-turn within the time allowed, you can show the receipt at the incoming side and your card will be credited with a rebate of the bridge portion of the toll.

The mansions and villas certainly look impressive. I hope Ledang Height has already beefed up its security as all these bungalows/mansions in this website definitely beats those ugly interior of Horizon Hills hands down! Anyone has bought any of these? I may want to arrange for viewing next week. If the price is good, may try out and stay there myself cos its damn near to Singapore

Hi Dapbest! If you get some info on the pricing of these houses in Ledang Heights, please share the info with us. It would be interesting to see how these compare to the bungalows of EL.
 
Hmmm... dapbest surely doesn't sound like horizonhills... i'm confused.

Anyway they have always been selling land and not land+house at Ledang Heights... only at Leisure Farm the developer did build a few bungalows for sale on one acre land. I have seen some old ads where they advertised like: 10000 sft land, costs =RM600k, Construction cost = RM1200k ==> Total cost of bungalow with swimming pool on 10000 sft land ==> 1.8m

I don't exactly know what they mean?

Oh well... i would say it is an affordable yet nice weekend getway especially if it has a good view.
A point to note is at almost every landed precinct, the developer plans for a condo. There are 2 at East Ledang called Ujana Apartments and XX Crescent, one at Horizon Hills called Fairway Suites, one at Taman Sutera, one at Nusa Idaman, etc

I was looking at an outdated JB google satellite map and even though its small, my first thought was gosh it looks packed. And then I thought about what I mentioned sometime ago which alot of forummers agreed was that land was aplenty in JB and we need to be cautious when purchasing a (>1 for some bros here I salute dapbest!!) property.

But I had a sudden epiphany (has nothing to do with my nick I swear :D). Actually yes land IS plentiful but the developers have eaten up most choice locations. If I were to make imaginary markings of all the land the developers bought which are awaiting development there are really not many useful pockets of land left. And I suspect the developers are holding back awaiting 2012 where they will release new units at very much jacked up prices.

Definitely they still are giant lots of land available but these are much further away. So i guess my point is better now than later. If everything falls into place nicely, perhaps the real estate market will hot up much like Shen Zhen which is not much cheaper and in some areas more expensive than HK today.

I read in some other forums that some people (naysayers in fact) will wait till retirement to buy a place in JB and not do it now, I shudder to think that these people will be caught out in their twilight years to find they cannot really afford a place in JB! 20-30 years forward where they once thought they could and be continually trapped in the bird cages of HDB and shoe box apartments caught by the impending demolish of old blocks forcing the dwellers to top up to stay in even smaller even denser even more expensive replacements. haha of cos these are just pure conjectures on my part. :p

The Crescent will be launched soon, and I am keen to take up one unit if the pricing is OK.
Any thoughts on how much per sq. ft. would be worth a buy?

Hi Euphony, since my bf (oh yes btw he is bigfatfish here, I intoduced him to this awesome forum!) is keen to buy land to build house, maybe HH is out. Like what Prof said, I thought it is a bit wasteful too to tear down house/structure, so might as well build one from scratch.

Do you have any contact/agent or other info for us in considering land purchase at LH?
I only saw advert and it costs about RM 1Mil to purchase 20,000 sq feet of land there.
If we ever buy it, my bf would like to sell off half of the land as we don't need so big a land. Not sure if this works in LH?

In my case, I was initially not satisfied with info from internet about LH. What my friend & I did was to just walk into EL/LH showhouse in September 2010 and asked one of the EUM guys to show us available houses for sale. They asked us what price range we were looking for, and we said anything below 2 mil. They then printed out a list of about 20 LH houses they still had under that price range. A nice lady by name of Adleen then brought us around LH to show us about 4 of the houses.

We walked in again 2 weeks after that to see the other houses in the list, and this time round a gentleman by name of Helmihuri showed us around.

So, rhino, we did not exactly use nor know of service of any agent/contact to buy land, but rather went straight to EUM to get ready made houses. My house sits on a 10000 sqf land.

I do however find this particular website http://global-malay.com/ledang/toti/ with a long list of LH lands for sale. The website is in Japanese (google translate may be of use), and I'm not sure when it was last updated, but I guess it's no harm if you are serious enough to contact them. Do inform us if it does work

The bungalow plots at Leisure Farm should be similarly FH titled and not strata titled... strata titled applies only to Bayou Water Village and Pingiran Bayou i believe

I considered buying a second hand bungalow in LF from its owner (dont know whether its bayou water village, pinggiran bayou or others). It was when I was told by the owner that it's strata titled. Was told by a friend who owns an apartment in LF that vacant bungalow lands in the same vicinity are also strata titled.
That was the only info source that I have.
Again, I might be wrong
 
Hi I am not sure if they will relax the 3rd unit financing back to 80%. I am on the lookout for another semi-d or bungalow and may check out other places like Ledang Heights, Leisure Farm, East Ledang instead of focusing all in HH. I must say fairie got a real bargain with 5+1 bungalow @ just RM 1.3 mil as my semi d facing the golf course at the course is almost RM 1.2 mil already and the built up is definitely smaller. But of course, it comes with a golf view and that is the main benefit. Proximity to Singapore, built up size etc, Ledang Height wins HH hands down.

But there are trade-offs definitely. The ambience of the whole estate leaves much to be desired, and quite lot of renovations to be done. However, proximity to s'pore is great, and the land size is the wow factor for me.

The girl who helped process my loans with SCB informed me that her mum bought a unit for less than Rm200k.

Considering that... what we are paying now is ..... OMG!

Actually been driving up north for last couple of years for petrol & grocery.
My colleague who bought a unit in Kempas Utama said that his fren got a unit in ST in 2007/8 for less than 200K for double storey terrace.. (Not sure if its with bumi discount though)
