I think they can welcome people to invest to turn liang court into massage parlor and night club.

It's quite sad to see the only sizable mall owner, Asia Malls, whose malls are at least a little bit different from the rest fall prey in the end to the usual suspects. Liang Court will likely be turned into another lifestyle themed mall like Jewel and Funan under Capitaland.

Meanwhile it's remaining malls like Tampines One, Century Square, White Sands, Hougang Mall and Tiong Bahru Plaza taken over by Frasers will be transformed into another cut & paste neighborhood mall.

There's really no difference between all the major mall operators in Singapore now - Capitaland, Land Lease and Frasers. A lot of smaller mall operators owned by different REITs and funds are also copying the exact same formula from the big 3.

The other day I went down to Great World City and was horrified that it was being renovated into yet another cut & paste mall. One of the old shop tenants there told me the landlord sacked the entire leasing team and poached Capitaland staff over and all they do is copy and paste exactly from Capitaland.
 
Meanwhile, further upstream of the river, Great World City is doing okay.
