HDB has been competing with private developers since the 1970s.

Private apartments built by private developers has always been much more expensive and smaller than HDB apartments. Given that HDB flats are always oversubscribed during balloting shows how good HDB is.

I agree that Sinkapor's public housing is good but on the contrary the prices are not public housing prices!

People think penthouse it good. During hot weather, it was like OVEN without any cushion from above to absorb the heat. Besides, it also mean the dwellers are exposed to more radiation as compared to those staying on ground floor.

I answered your questions directly. The only way to know if HDB is doing a lousy job is by comparison to others. And the comparison is by price.

HDB buys the land at market price from the government. HDB doesn't get the land for free or at a pittance.

The Minister for National Development in responding to a parliamentary question by a Workers’ Party (WP) member, has revealed that the HDB paid $2,000psm for land for public housing in mature estates.

The Minister was responding to WP Member of Parliament (MP) Muhamad Faisal Abdul Manap who asked the Minister:

“from 2015 to 2018, what is the average sale price for land sold to private housing developers and HDB for development of public housing in mature housing estates, respectively.”

The Minister in responding to the WP MP on Feb 13, said:

“The Government sells residential land to private residential developers through the Government Land Sales Programme. For public housing developments, state land is sold to HDB at the market value assessed by the Chief Valuer. The valuation is done in accordance with market conditions and established valuation principles.

Land for public housing has a lower valuation compared to land zoned for private housing. Excluding the Core Central Region (CCR), the average price of land paid for private housing developments bought through the Government Land Sales Programme between 2015 and 2018 was about $7,000psm. In the same period, HDB paid an average of about $2,000psm for land for public housing in mature estates.”

Singapore's public housing is affordable based on singaporeans' median income. We're not staying in JB or HK or Taipei.

Past data suggest the housing prices of most HDB flats remain affordable. The price-to-annual income ratio remain below four in both BTO and resale public housing markets, based on the Department of Statistics’ latest data on income in 2018 and 2019 housing sale prices.

This figure is 7.21 and 5.83 for new and resale private non-landed housing markets respectively.

The numbers show a healthy level of affordability. A household needs to save four years’ worth of income (including CPF contributions) in order to purchase a new BTO flat, compared to seven years for private, non-landed housing.

Taipei’s population shrank by 44,000 people last year, while losing another 19,000 in the first eight months of this year, posing a threat to consumer activity in the long term, the company said.
