There's been alot of research on this topic and different conclusion.

Nowadays, we are exposed to EMR every day so it is hard to say which is worse, being exposed to high tension cables 300 metres away (EMR drop dramatically with distance) or using electronics devices.

The car has only 10 years life-span (useless piece of metal in my opinion). You can buy another bungalow with that money that lasts several generations and appreciates in value.

When you have S$1mil cash, it's wiser to invest in properties to make more millions.
When you have S$5mil cash, it's ok to spend 10% of that on a great car, at least that's what I think.

We only live once, life is short.

Does the management knows you moving in? My friend got locked out because management was not informed and it was on a holiday. His furniture cannot move in.

The high tension cable so far from Ujana you also worried ah? the handphone radiation everytime so near to your brain you not worried ah?

In my opinion the problem is the car has only 10 years lifespan in Singapore. Most people change their cars before 10 years is up. Hence a typical driver who buys such a car at 40 years old might be changing 3-4 cars before he reaches 60 years old. It is not easy to downgrade once you embark on this track. Relatives, friends and associates might thought you lost your job or $ in casino. So that will probably burn around $3 million including purchase, tax, insurance and maintenance over 20 years.

U are right! Buy bungalow is better then the car ! But is u have balance money just go buy car ! But in my opinion -I every day use my car and can save me many time so I feel I is ok ,! Bc my time is many important for me ! One hours can help me make many money come !!!!!!ha ha ,!

Where y get the sentiments on the ground that PAS might rule Johor as i do not read Malay newspaper. JB is more nature than SG as our petrolchmical production incresae 50% last yrs with more cars on the road. Air quality is getting worst.

I was quoting you on "will PAS rule Johor". Anyway Gelang Patah might fall to DAP as Lim Kit Siang is fielded there. I believe Nusa Idaman and Leisure Farm falls under Gelang Patah but not sure about the other locations? Hopefully with an opposition MP they could tekan the police a little bit on the security issues.

Frens,

I purchased in phase 6a. Need advice from fellow bros and sis.

1. How long did your state consent application and approval take? I signed SPA in Nov 12. Was informed by lawyers that UEM returned the state approval consent form for them to process in late Mar only. Is this the norm? Lawyers told me that in their 5 years dealing with UEM, none of their state consent has been rejected.

Mine was 1 month+ in Jul 2012. Now could be 2 months+. Usually lawyer will submit documents for state consent once the loan agreement is done and fees are paid to the legal firm.

I also received notice from UEM on the next 10% of the schedule of payment. It was sent to the bank, CCed to me. I was told bank will disburse only upon state consent approval. But UEM had only given a 21 days grace for payment. I am sure state consent will not be ready by then. Will there be late charges? Who will bear? I sure do not want to be liable... Tks!

Sounds bad, based on the complains in this forum against certain developers for the late payment charges, which can be quite a lot of money.

For my 2nd property, I also received a copied letter from developer to my legal firm to disburse 5% but I didn't see the grace period. The legal firm mentioned that the developer will wait for the state consent first because legally we don't own any house until the government approves our ownership.

Better call UEM and your legal firm about it!

I bought a new landed direct from developer . Went to sign s&p last 2 weeks. Wanted to pay state consent levy at the same time but the lawyer said I do not need to pay now . She said only pay when I get my individual title deed . And she said I should get my individual title deed near to TOP period. That means without individual title deed, no state consent, and bank will not release the payment to developer for the next 80%.

Any brothers and sisiters over here applied for state consent even without individual title deed?

Tks for sharing. Is the developer allowed to call for the next schedule of payments from purchasers who have not been granted state consent? Any way from the chronology of events from my lawyers, it was UEM who caused the delay. They took ages to get ready the consent form...

Any one has experience calling UEM's credit department? Any phone numbers to provide? Tks!

jade apple, I am not sure... I paid my state consent fees to my lawyers already. My experience was execute SPA, return SPA to developers to execute as well, lawyers will stamp SPA when it is returned from developers, stamped SPA will be forwarded back to developer, developer prepare and forward state consent form to lawyers, lawyers apply for state consent...
