Desa Tebrau

Some tentative pricing (may change) for Bumi release: Type A about $650k and Type D about $1mil. So my guess is Type B could be $725k RM and Type C could be $800k RM by interpolation. I received a sub-sale interest for my unit but I'm not selling...waiting for IKEA and more highway upgrades:D

To what I know, type A corner lot bumi-lot release is about $950k

650k to 950k is a big gap for an intermediate to a corner unit. Maybe the developer is just playing around with numbers at the moment.
 
As far as I know, for non-bumi lot, it's already about $800k up, and developer needs to top up 10%+7% after bumi-lot release.

I am thinking of selling my unit (another area) upon TOP. For your unit, if you don't sell, do you intend to rent out or keep vacant as holiday home?

Sizes are definitely getting smaller and price higher... Next week I'm clearing one or two days leave and will go up to take a look.

It is the background that interests me. The developer actually started construction since last year without launching the project. I like these type of developers as they showed financial robustness and confidence that the market is still resilient.

checked their website and they do have some nice development in kota damansara PJ.

I went to the Plenitude sales office and was told the launch of the serviced apartment at Desa Tebrau will be June this year and price will be about Rm600 psf. Btw the staff mentioned they haven't started building the apartment yet, what they have been building so far is only their office block located at the middle of the apartment site. The Plenitude office will be moving there and that is what they have been building so far...

That $600 psf is a big jump from the nearby new condos e.g. Tebrau City Residences ($2xx psf) and Palazio ($3xx psf). Good to see more $5xx - $6xx psf condo/apartments there :D

Built quality still ok, but personally I am not a fan of Ehsan Jaya. Have to cut through Johor Jaya to get there, if I recall correctly. Plenitude is more convenient lah.

Yes, these new landed projects further in and the new condos coming up will form a price support :)

Yeah don'T know whether will really launch at Rm600 psf or not, pricing seem really high compare to Austin condo/apartments nearby..

Developer bought e land at dirt cheap prices. Holding cost is close to zero by now. It can afford to wait for more upgraders bite or surrounding developments to catch up.

IKEA just told me that they won't be opening a store in Desa Tebrau so soon :cool: Maybe still some more market study and preparation are needed. I wonder why they did the SI so soon. Next few weeks I will snoop around JB for a better picture. I have been too busy to go JB these few weeks.
