I bought the gateway at hh for 620,000 RM. Is that overpriced ? It is an end lot...

For carpentry, I took the package from Classy for kitchen cabinet cos its cheap..
9 ft top/bottom at 3999rm (good enough since its weekend home for me)

bedroom wardrobe took from signature kitchen offer price at persada.. Their quality & service is quite good.. though during installation they damaged my laminate flooring..

Go for the persada fair to get the contacts & quotes.. for wong, he did masonry, piping, plaster ceiling, painting, tilting...
For grills, was very happy with Zheng Thong..

Bro teck21, did you get an interior designer involved to come up with the house interior design before you call in the contractor?

I wonder whether there is any interior design+reno package of good quality and reasonable price.

Probably no ID, ours is contractor, recommended by our Singapore contractor whom I trust a lot. We have basic idea what we want done. Called him a few weeks ago, but we hadn't collected keys yet, so he said contact him again after we collect, which was two weeks ago, and not much point calling just before CNY and the first few days, so going to call him tomorrow.

Yeah your railing looks very nice. Is it done by the iron grill contractor? Are the rest of your iron grilles for window and doors the same type? Can share how much and the contact? Thanks.

The rest of the windows are the dull type of mild steel grills.. only the interior railing & the balconcy railing are with pattern to look nicer..:smile:
Other grills serve as crime deterrant & covered by either blinds or curtain so no need so nice..

After my experience with IKEA furniture, I am more particular abt cabinets bases..

I don't mind using multiple contractors for different jobs, and I can see how it may be safer from a financial pov, I am just worried about the coordination part, especially since it's not like I can check up on the progress every day if it were here in Singapore. Worried later got cock-up and both parties deny responsibility, then will be a real headache.

Guess I speak to contractor first.

Workmanship is ok considering the price.. however you will notice that their designs has not change through the years for the standard package kitchen cabinets.. I choose the 9 ft mainly becos of the aluminium trimmings which looks nice compared to their 8 or 10ft package..

So if you are not particular abt your cabinet looking the same as some of your neighbours/frens then its quite worth it..
by the way, you can have some rebate for those items you do not need.. (I did not want the sink & tap since I have separate wet kitchen)

You can assign your main con as focal contact, visit during sat to monitor & for progressive payments..
That is why I have multiple folders for my pictures taken during different stages of renovation...

Just an indication of the number I was dealing with

1. tiling, painting, masonry, plaster ceiling
2. electrical
3. grills
4. kitchen cabinets
5. bedroom wardrobes
6. laminate flooring
7. curtains/blinds
8. alarm/autogate..

You can reduce it to probably 5 or less..

looks quite good... i actually prefer the 'glass' design over the aluminium trimming.... i notice most malaysian houses uses the aluminium triming ....wondered why... is it more durable or something?

I understand there are water tanks already built on top of houses precisely for such situations. I noticed my roof has one/two black tank-like unit. I suppose is to store water. Maybe bros can verify this.

I saw the black tank in my unit today. As I understand, most if not all houses are equipped with one. So, what you saw at your place should be the water tank.

Yes.. Glass panel, tempered glass is very expensive. I was quoted 10k vs estimated 2.5k..
