Anyone been to puteri harbour today to see the sales of imperia? Any idea how many percent was sold and how is the response like? Next time someone go PH's imperia sales office, please take a photo of the sales table with the round orange and green stickers and post it online. Many thanks in advance......

I believed the current lowest unit available is #16 floor for 1br.
Actually before the soft launch, all the 1br units have been fully booked except the #32 floor.
After the soft launch, there are many 1br units available.

Can you trust those fella ? I went last Sunday and the lowest available 1 bedrm is #22...took a picture to show.
Next time someone should test them out , say you want to buy the one already booked because of good number.

The picture is very helpful. I does not know how real is the others stickers. At least the unit that I bought is real. Maybe those that bought imperia can comment on the stickers. For a company like UEM, I guess they does not need to resort to such a tactic. But no harm testing them. LOL....

its more likely last minute cancellation or bank loan rejection. this is one of the priciest piece of residential real estate in JB at the moment likely to see very dynamic movements in availability.

Given the record pricing, I am quite impress that 50% of the units are sold before the Official launch. This is a great improvement from the soft launch day. If only, those sold are the bigger instead of the smaller ones.

Imperia too exp. will wait for the next launch by BRDB or the one beside Traders. Might be able to get choice unit no harm waiting.

If still too exp might as well get a landed at HH, make more sense?

Yah i had a friend who bought a unit at The Sail for SGD$1.3 mil last time and i said he is crazy. Now the price for his unit has tripled.

Thanks for the advice, it does make the picture a bit less murky for me. Right now my understanding is restricted to looking at maps, which don't tell the whole story.

I'll be looking to make my first trip over next month, and I've been looking around, and I realized I can barely find any hotels to stay in in the Nusajaya area! Does that mean I need to stay in JB and drive to Nusajaya everyday?

I bought a unit at Impianna some time back and was told phase 1 almost all sold n phase 2 would be spriced higher.
Havent vbeen back n checked..anyone know if this is true..and have they launch phase 2 sales yet?

I had rented a Honda City for 240Rm per day from Mayflower.
good experience with them but i think the rate is expensive though.
think there are cheaper rates out there within JB.

The different between #6 & #18 is almost RM100k.

After doing some research, realised that there will not be much demand for rental in JB. Even there is rental will not be that great. Best not to over commit. For own stay than it will be a diff story.

Have to thread carefully.

Hi IR, these info are found on this thread. I read that many you here feels that you will be happy if rental can cover 50% -60% of their loan (assuming 50%) financing.

My personal thought is who will be renting IR property since it is not developed yet (not much) and what about the rental yield? i believe most are for own stay. Unlike The Sail, The Sail is built on a developed land (CBD) with infrastructure and office bulidings, mrt station etc. Enlighten me if i am wrong since I am still new to IR region.

Yes, you are right...that's the one...on the way to JB city ctr from the NSHW...Opposite is Setia Tropika and after it fr JB City is Kempas(I think the one where one of the bros here quote that the MRT will be built)....is just 15 mins(estimate from there to CIQ in JB)...and hopefully with the new direct road to CIQ...it will be much quicker..

I think so far they have launch 2 princint only...but each princint consist of 3 phases (i think - I know Princint 11 is), hence you have 6 phases all in...
there is still a lot of empty land there...and it's going to be a huge development in the comming yrs...not sure when, ask the sales lady, she also dunno when they are going to launch the balance...but saw the master plan, got commercial development comming up, more high end launches and also dunno what civic area....overall they have quite a big parcel of development to complete..

actually was there over the weekend to complete the whatever documentation...saw a few other types of houses - Semi d and those huge 26x70 and 24x70 ...i would say pretty decent...but out of my budget intermediate is already >450k if with land....hhhmmm...

to me the location is ok - went to SP Setia via Austin Hills for lunch from the Dato Onn - I would say just around 5-8 mins drive (if I am not mistaken)...a lot of shops around Setia show office and after lunch fr there went to Tebrau Jusco for shopping...also another <10 mins from that area...hence pretty developed area with a lot of shops and banks..

my only dislike of the area are the roads condition....HH and Bukit Indah side is so much better...then again is a matured area...

anyway, decision made and happy with it as it is by far the most affodable vs the rest that i have checked out for a coner unit...

the nearest one i can think of is paris hotel @ bukit indah within walking distance to giant. going to nusajaya via NSH then towards tuas exiting @ KI should take 15-20minutes tops. Make sure you have the latest gps maps (suggest mfm which is updated weekly on mondays).

Stayed there a couple of times when we were too tired to travel bck. Great location- stone's throw from Giant n Tesco plus can drop by nearby Habib's Cafe middle of the nite for prata n succulent chicken tikka when hungry:p We paid about RM150 per nite w free buffet breakfast. Din try the free breakfast though as there are just too much gd food around the area!

Isn't Iskandar supposed to appeal with lower cost of living and higher quality of life? With these exorbitant tuition fees won't it be better to receive education back in SG? There goes our plan of moving to JB, start a family, live frugally n let our children study in inexpensive International school while we supplement their education with moral teachings at home...sigh!

Have anyone here looked at Bukit Indah "The Quartz" before? (opposite the town park where people fly kites in some evenings, and a stone throw away from the eateries and shops which include a Maid Cafe)

Had wanted to buy a house in HH, as I love the environment there, but my father who could not drive wanted to live near amenities so that he could move around freely and not having to be bounded in the house all day when I am not around. So "The Quartz" seems a good choice: near the town park, eateries, shops, and bus stop for the causeway buses to Jurong East.

A check from Google Earth found that the elevation of that precinct is about 33m, comparable to the lowest in HH Gateway near the end of ambang 4.

But is there any issue on the quality of the house being built? and the security of the neighbourhood? (the precinct is single layer G&G) Would appreciate any opinion and advice.

I have also looked at Nusa Duta. Although it is also near amenities, I quite worry about the traffic congestion in that area in the near future, even though an entry/exit to the coastal highway is about 1km away.

Hi PH, congrats on your purchase, it is a very pricey unit I must say. However I have my reservations after finding out more about the place when I visited a couple of months ago.

Do try not to list the contact details of sales executives in this forum as you might be mistaken as a sales doing your job here. My experience with UEM sales is that they are mostly inexperienced.

Personally, I would like both East Ledang and Horizonhills. But if I have the budget, I would go for EL coz when the whole place like medini and Puteri harbour is up, the amenities will e very different.... It is like living in orchard road/ harbour front vs serangoon gardens/ holland v.... Not talking about ang mo kio and sembawang. Unless you love golf a lot. Having say that, it is the people that make up the place/ village. I wish you all the best in your search......

I would prefer to say Horizon Hills is the Sentosa of Nusajaya because of its exclusivity and resort feel. IMHO, Bukit Indah is perhaps the Bukit Timah of Nusajaya.

Sultan stay in palace.... Raja maybe... Ha ha... Ironically, the sail is also price at about 900psf in the past except that it is in SGD. I use to laugh at people buying the sail at that price and look who laughing at the end. I am sure many malaysians must laughing at the price that I pay but hope that I can be the last one laughing....

You can't see it this way. Singapore has been the global 3rd/4th financial centre all the while. The financial centre in Singapore existed long before the sail. Prices continue to rise after the Marina Bay IR is built.
