THE DEFECTS LIST

Upon key collection, you will be provided with a set of form (see below for sample), to fill in with a list of defects spotted in your new home. The number of defects you have is really a matter of luck but for a start, please ask for more or you’d end up photocopying on your own.

The period for submitting a defects list was 7 days from key collection for my estate. Be sure to check what is the period for your estate.

DEFECTS CHECKLISTS

There are defects checklists available on the internet. You just need to do a search for them, print them out and you can check for defects on your own. I found one checklist quite comprehensive and here’s the link to it (note: I found it on the internet, click at your own risk).

DIY OR HIRE A SPECIALIST

We tried for 2 X half days and gave up, because we couldn’t follow instructions on the checklists very well and the apartment was too hot and stuffy for us to be able to stay in with Joy for long periods. Our other main concern was that we would not know how to spot defects that have more permanent / serious consequences. However, if you can set aside 1-2 full days and can withstand stuffy conditions in that duration, you can consider doing the defects check on your own.

Here are some of the checks performed by our defects specialist / the defects spotted for reference.

True story, some defects can be worst after rectification. My neighbours ended up with holes in their timber floors after they reported hollowness in them. What the parquet sub-contractor did was simply to fill them up, leaving behind unsightly holes in the floor.
Some defects rectification can be done simultaneously with your renovation, so you don’t necessarily have to wait for all rectifications to be completed before commencing renovations. Just make sure it’s written down and agreed between yourself and BSC will do.
BSC is not your enemy, even if they do push back on matters. Talk to them nicely and treat the workers well. I left drinks in my bomb shelter and made sure to always treat supervisors / workers with respect and courtesy.

If I get a HDB unit I will be sure to get one. With the shoddy workmanshop used by HDB it will be worth it.

With this type of buyer, no wonder the price of pigeon holes are at current level. Developer probably costed double in case have to totally repair these owners' unit. For once, I sympathize with the person in charge of defect rectification exam.
 
Pay so much, still got a defective product.

HDB flats are not cheap. After paying $400k, you should have a moved-in condition flat. Still got to spend money to renovate. The real cost of HDB flat is price you pay plus renovation cost.

Actually he does have a point in view of the declining standards. The contractors, HDB and Min of National Development know full well that Singaporeans are by nature compliant by years of conditioning. Most will accept the defects if it is done as part of Govt project. However these same compliant Singaporeans if given less fishballs in their fishball noodle soup would not hesitate to confront the hawker who runs a private business.

Remember how the small estate called Sunset Way off Clementi Road close to private housing were nearly all given to grassroots and PAP members by HDB. The workmanship was superb and the whole estate planning was well done.
 
I pity the building manager who has to put up with these shit. She will argue that since shes paying for the flat, she has a right to fix things to how she wants it but fail to understand that there is no perfect world out there.

Really pity her husband....things will get worse after they have kids.....
 
What the fuck is BSC?

Builder's SubContractor. They are small time general contractors hired by the developer to fix the defects. the Developer themselves do not employ a stand by team because they are not so busy to do projects all the time. Normally, the builder/developer hires large scale flooring companies, painters, plumbers etc. But for defects work, these companies will not send in their whole crew for one unit. therefore the builder hires a jack of all trades, almost like a handyman type company to fix the defects on their behalf.

Buying a condo does not mean that shit doesn't happen. In my condo project the committee had to bring up plenty of issues with the developer including a missing piece of structure that was only discovered missing when they had to fix some water damage.
