that's right. all those ppl who bot at 900k, confirm their houses will be resell at 1M. policy just push the bracket higher.
 
Just be careful if the state valuation is also above rm 1 m if you sell to non Malaysian.

Tropicana's development is expected to occupy a large swathe of land on the eastern flank of the lunchoo river along the coastal highway.

I wonder if the land of the aborted mah sing development west of SC is back on the market...

How does that affect the living environment. They are building bungalows and would ppl buy into that environment at that price?

oh! sorry. but one can't run away from the factory there. malaysia is like that, anyhow huntum, no zoning one. but the whole stretch is undergoing major transformation. look at it positively, SC is value for money compared to PH. should be much better in future compared to the current sights! i was quite keen on one of the wateredge units.. seriously i don't know permas area well. so just ignore my comments re permas.

that's right! it's very close, and direct access to CIQ. wonderful, actually.
 
I'm not worried about coffee factory or PG. let me tell you why.

Coffee i believe is not like petrochemicals or other synthetic material that can produce toxic by product wastes. If coffee processing was environmentally harmful, so would be coffee itself IMO. Some say there is discharge into Lunchoo river. I made it a point to stare at the river on my few visits but it looked like any other waterway. I've posted pics in my earlier posts too - have a look :)

Re PG, if there's any pollution to be concerned about, it's usually air-borne. PG is located a good distance east. It isn't exactly SC immediate neighbour. Prevailing winds in Sg and Johor are either north-northeast or south-southwest when the northeast and southwest monsoons blow. So in fact I would be more worried about PG airborne pollution if I was in Punggol/Sengkang during the northeast monsoon season.

Finally, it's not that M'sian environmental regulations or enforcement is that bad (unlike some other of our neighbours).

The best thing is to go down to site, sniff the air, take in the sights sounds and smells - if nothing stirs the senses in an adverse way, then ur answer should be answered more or less :)

The water way is not as clean still compared with Puteri harbour though.
They are still hard at work so who knows.

It's a nice place for the few times that I have been there. Govt Plans and development is kinda sketchy for that area.
 
Anyone knows if the guard post at the main entrance/exit is manned by actual police?

Separately, it is a joy to walk along the board way path in the evenings (or after rain) and enjoying the cool breeze and sight...really peaceful...I hope to see more neighbors soon.

The water at SC is from river ( sungai in Malay ) , that why it is brownish and smell of soil when rain. Where else PH is sea water and smell salty and the color is clearer.

just thought over your postings. have you bought in SC? you seems very keen but unsure. my advice is go to the surrounding permas area a few times, not to SC. but to the nearby shopping centre and tamans at permas. go at differnt times and days. wednesday morning, sat evening, sunday afternoon. if you are ok eating and living near there, then go for it. after all you'll be the one living there if you buy
