Good Class Bungalow rental prices can go up to $100,000 - Singapore News

AFP
Good Class Bungalows cost the earth for a good reason: They take up a valuable chunk of the earth, which is in limited supply on a small island like Singapore.

SINGAPORE: Eye-watering indeed are Good Class Bungalow rental prices in Singapore. At least three Good Class Bungalows (GCB) currently on the rental market are being advertised for up to a whopping $100,000 a month, according to our sources in the real estate industry.

Good Class Bungalows cost the earth for a good reason: They take up a valuable chunk of the earth, which is in limited supply on a small island like Singapore.

Indeed, a Good Class Bungalow is the height of luxury in landed property in land-scarce Singapore, breath-taking in its amplitude, for its sheer size and spaciousness. These bungalows — mansions, really — are situated on sprawling land parcels in prime locations like the affluent neighbourhoods of Bukit Timah, Nassim, Tanglin, and Sentosa Cove.

Strict planning regulations imposed by the Singapore Government maintain the exclusivity of GCBs. Real estate experts say the scarcity of GCBs significantly contributes to their high demand and jaw-dropping price tags.

With only a limited number of GCBs available for sale at any given time, competition among affluent buyers intensifies, further driving up property values. While the exact figures may vary depending on the location, a GCB can command prices ranging from several million to tens of millions of dollars.

Good Class Bungalow rental prices are also not for the faint-hearted.

Current Good Class Bungalow rental prices
A larger GCB in Cluny Park, sitting on a 15,952 sq ft plot, with six bedrooms and six bathrooms, is on the rental market for a negotiable price of $90,000. The real estate agent we spoke to said the owners are seeking a minimum $80,000 monthly rental as the bungalow has been newly renovated.

A search on Property Guru shows that several GCBs are commanding a $100,000 monthly rental, with some even going up to $150,000.

The priciest GCB listed for rent on the property portal is a mammoth bungalow at Queen Astrid Park.

This 10-bedroom, 10-bathroom jumbo bungalow sits on a behemoth 36,500 sq ft plot and is listed for a whopping $300,000 monthly rental, despite being partially furnished.

Interest in the rental prices GCBs command has heightened after the Singapore Land Authority said that it benchmarks the guide rent on state-owned properties it leases out against the market price. /TISG

I wonder what would happen if the Opposition Mp(s) is renting the houses instead?
They will call for a COI in parliament to debate for a whole month. Then they will vote to give a stern warning or fine or ask to resign the Oppo MP. In addition, they will recommend the police to investigate/interview the Opp MP for any further evidence of wrongdoing.

Lawyer Daniel Goh, managing director of Characterist, said that as long as the defendant owns identifiable assets, the fact that he is not in Singapore is not a barrier to enforcement proceedings.

“If the defendant’s assets are overseas, depending on the jurisdiction in question, it may be possible to enforce a Singapore judgment abroad,” added Mr Goh.

A range of enforcement options are also available to a successful claimant if a judgment has been entered against the defendant.

These include orders for the seizure and sale of property belonging to the defendant, or for the attachment of debts owed by any person or entity to the defendant.

May all be aware & not be misled - those properties rented out MENTIONED belong to private owners whom follows the market rate, often only to their own wallet benefit.

Do know that SLA lands are government owned, which means such lands BELONGS to us - 3.5 Million citizens managed by Elected legislators whom make up the Cabinet administering to Singapore. Such lands are often only temporary leased out till further research on land use for the populations. Those who rent such properties know that such leases are only temporary & will never be permanent, no matter how much one is willing to pay rent for, unlike private properties.

Those whom rent such properties know that no matter how much effort & costs they put in to renovate & make it habitable, can never recoup such costs, efforts & expenditures once SLA decides to terminate the lease, for better national use, with advance notice often only with a few months ahead..

It's Singapore Court that will decide whether the matter can be heard in Singapore even if the post was made in UK.

To further add:-

Those BW mansions are from colonial era, surrendered back to Singapore when it gained its independence. At that time, with only 1.5 Million citizens, our far sighted Founding & forefathers were more concerned about creating jobs for Singaporeans, to upgrade them & in equal measure to ensure employers had workers living nearby for productivity. Thus the far sighted birth of once avoided heartland lands - Toa Payoh, Redhill, Jurong, Shenton Way, etc, - HDB estates, nearby to serve several types of industries - manufacturing, food, transport, etc so that ALL citizens may be gainfully employed, & succeeded.

As those colonial era mansions were not anywhere near critical Singapore land needs, they were abandoned, & nature took over, creeping with vegetation & insects, amphibians. Rather then to leave it no use, our far sighted forefathers use mainly it for the military in specialized FIBUA training - Fighting in built areas. As all knows, soldiers are only immature yet to be adults. Graffiti is the least of concern. Bullets, grenades, equipment only led to further damage to the infrastructure of such BW mansions.

As our population grew, SLA saw the promise of such properties, but it nevered compromised financial gains over better use of such BW mansions, of which are huge lands owned by 3.5million citizens. Rather than to keep it in disrepair, it sought to lease it out to those whom need it, even if temporary, to at the least gain a bit of money for OUR treasury than to let such properties be abused further, while researching for better use of such lands for National use.

In truth, ANY investor or well to do Human whom been to visit such BW properties held under SLA would had placed a handkerchief under their noses, fled & fired the property agent whom introduced such properties to them. It would cost a bomb, at least a few hundred thousand dollars in today's renovation costs, to renovate the building & landscape to make it habitable, & worse, with SLA limited time lease. Those BW properties are NOT as pristine as the ignorant would presume, to that of landed properties owned & maintained by the rich such as in Bukit Timah, Holland, etc. whom would even offer a big screen TV or a swimming pool at their own cost to entice tenants.

Thus do not, DO NOT, EVER, be misled by enemies, untruthful media, the incompetent & the insane to use such decrepit properties for political gains.

It is a real steal for the two minitoots. Upfront contract immediately signed for at least 6 to 9 years rent, free renovations cost more than revenue earned. A raid of our reserves, unprecented in Sinkyland history. Reason for renting cheap overwhelmed their excuses of "wanting" to sell their own home or bringing in "extended family" and thus requring massive land space in acres. Public be the judge in the coming GE.
