Renovation to your homes

Icic. That's the reason of rm85k for ur kitchen? I had chosen the grey series but frame is aluminum. So around rm28k for kitchen alone.
My frames are aluminium too; all glass and mirror and the motorized drawer with granite and island.
How many feet is your counter top and wall cabinets?

Yup that's Hong Lee. In fact if you like their kitchen so much just take a picture and get any carpentry contractor and they can do exactly for half the price. You just buy the mechanism, just go blums in Singapore and load up their cabinet accessories, then you will have the perfect kitchen cabinet for a fraction of their price plus blums mechanisms. Blum are top notch when it comes to kitchen accessories.
Not many contractors can do aluminium cabinets, most of them use melamine or solid plywood. Honglee uses Blum too, and their quality is assured. Only minor touch-ups required after they complete their work, and if the supervisor sees something that he doesn't feel is good enough, he asks for permission to change it instead of waiting for me to ask. If Honglee dares to charge so high, then I demand perfection from them.

The sub-con carpentry contractor used by my main con gave us a lot of headache with the numerous defects in the workmanship.

I have not seen HL finish products except in their showroom but for that amount spent on a kitchen, I would rather use the money for other things. Maybe Better sofa. Anyway, im not a fan of aluminum kitchen cabinet, just wood will do.
Icic. Thanks for the advice. But do u have any good workmanship contractor that can do all the wet work, wiring etc that is reliable one? There are many contractors etc that can do the job, but I just worry the workmanship and quality. That's one of the reason I am looking for hong lee. For me, I dun mind to pay extra to get the quality and good workmanship product. Instead of paying cheaper but get poor goods.

Hi Sandy, I feel the finishing for my kitchen is good. And if my wife is dissatisfied with the end product, she'll ask them to rectify it. Below is a photo of a section of the kitchen.

Each of us will have our own ideas of what they want; our house concept is simple and modern and I guess it doesn't get anymore modern than aluminium and glass.

Nice finishing. Just wonder if hong lee price negotiable?

Of course. If you can get them at Persada Fairs, it is much cheaper for the same stuff. :)

I see. I actually get them at persada fair. The price that quote is also persada fair price. So after that I think no more further negotiation possible? Or the total final price I can still negotiable? According to the sales lady, she said at most can cut away the hundreds...to make a whole number

Actually I wonder how much cheaper is the normal price vs the Persada fair price. Honglee's pricing is quite fixed and I don't like the fact that for customized items like insect screens, they have minimum charges.

I believe they give as much as 10% discount at persada but just imagine 85k less 10% abt 70k plus, I can almost pay for my pool.Dont use my kitchen cabinet all the time but pool most definitely will use most times. We make our choices i guess.

If my quotation is RM85k after Home Fair discount, I think it could touch 100k without discount. Anyway, with the additional storage space, I believe this will be the final renovation for the kitchen forever.

Hey Sandy, nice touch on the external wall and custom-made wooden gate. May I know how much is the gate and who is the contractor? We thought of using CSA aluminium gates, but at 18ft costing RM15k, it was double the price of the stainless steel gate that we finally chose from Zheng Tong. Is your renovation finished?

$100k RM can buy a low cost flat...

My quotation from hong lee to do all the things I want, it costs abt rm40k. Not sure if can negotiate further or not. Total spent on renovation part alone should be around max rm65k. Excluding electrical appliances and furniture.

Cascadia, that sounds affordable. Is the 40k only for the kitchen or does it include any grilles or windows?

I contracted Honglee to change all my windows and doors, kitchen cabinets and magnetic insect screen.

Rm40k includes master bedroom waredrobe two sets, one is one side only with two small cabinets, one is l shape with one extra Mirror. Sliding door in masterbed room to partition the bed area and waredrobe.

Dry kitchen and wet kitchen 3 sets of cabinet with table top/breakfast table.

Any recommendation for a wooden deck and glass awning?

I found a company named Supercool on the internet. KL based but office in Johor as well. Has anyone worked with them? Will appreciate any feedback regarding quality and schedule.

You should give them a miss. Shoddy workmanship and unreliable.
Nice glossy pictures when they are doing the marketing. Got them from Persada....
They subcontracted the work initially and when I complained as the roof was slanting!!! They gave me a lot of BS, when I got another "expert" to come and have a look, they were then convince that I wasn't imagining the slant!!!!
They had to get their "own" workmen to "fix" the problem. I later found out from another contractor that the base is not laid parallel but there is a height difference, enough that when I wanted to instal folding doors enclosing the wooden decking. I would have to redo the whole decking!!!!!

Thanks Grago! Good feedback on not so good work! Glad I asked .....

Sorry! You had to learn it the hard way. Anyway, just added to your reputation .....

The wardrobe sounds quite nice. Can share some pics after the installation?

My wardrobe was done by my contractor's sub-con; not very good workmanship and had to undergo a few rounds of rectification. Hopefully the rectification can finish by early May.

Oh no, I engaged Supercool to do 22ft of timber decking for me. It's not a big project; hopefully the quality is there or else I just hold back final payment until they give me a perfect timber decking.

To be fair, my awning was done by them. They used their own workers for the awning. Service was good and I am rather satisfied with their work. We did not get them to be timber decking though - we lay tiles instead.

Glad to share. Don't want others to have the same frustrations!!

Vince holding back is good idea, BUT you have to be sure of NOT wanting to use them again. I had wanted my decking to be repainted/restained, got quoted Rm8000 for the job by them....... Got a second quote from a friend's timber specialist..... Rm2000 for the same job spec!!! Not only sanded down/out the previous paint/stain but did filing as well as painted/stained it. Looks much better......
Just make sure you are happy with the job.... Good luck
