Country Garden Danga Bay Project

I am abit disturbed when I read that total units amount to 9,000 units. And they are selling at RM700psf freehold.
What will happen to the buyers of the Brunsfield Danga project from NS Global? Heard it is sold for average of RM1000-1100psf.

9,000 units is no joke.. during our quieter days, Singapore manage to sell less than that quantity per year.

i went to the SG showroom. What ever they are selling now in Phase 1 almost totally sold out, left some units with bad view and numbers (all the floors with 4)

i didn't buy as I didn't like the design. Very mass market with a lot of auntie / uncle / ah long looking like person as buyers. I prefer mid / up market so feel safer. Location is excellent with man made beach....

Congratulations on finally getting your signed documents. Can I check with you when you signed your SPA last Nov, did you put down the date beside your signature? I didn't do it, so now I am worried whether they will date back my SPA as well and if yes, how they are going to do it since there was no written date on my SPA.

Mine is still no news yet. Don't know how long I still need to wait to get my signed copy. Sigh...
 
I dropped by UEM puteri harbour sales office yesterday and was told by the staff there that they are going to launch CS1 in puteri harbour in Nov. The launch is going to be all office building, no residential part. No information on pricing yet.

Hi, no I didn't put down date beside my signature.. but i think there is a date somewhere in the document stated the SPA date when you sign.. No worry, don't think their intention is to delay this.. You may want to call your lawyer to check again.. I ocassionally check with my lawyer and last week they told me that docs are ready when I call them. I think they are equally overwhelmed as well.. :)

for the purpose of computing ppty gain tax, the effective date is from the date the lawyers stamp on the SPA. Thats what I heard from a lawyer.

For foreign buyers, the calculation of RPGT will be from the date the SPA id deemed as "unconditional", meaning the date when State Consent is issued (in a one page letter melayu).

Different from local buyers.

So must take note next time when u sell your property on the dates as well.
 
From my experience of Somerset Puteri Harbour, they only submit all the foreign SPAs when they are consolidated one shot to get the consent.

So should add another 3-4months (fastest) to the date they have got every single foreign buyer to sign on the SPA.

I am not sure about this. There may be different components for CS1. What I heard was when they are going to launch it in Nov, they will just launch the office building, no residential part. They may launch different components in different phases though. Think you can contact UEM staff to get a better idea.

U can imagine the noise pollution they"d cause if each of them talk loudy like they are few kilometers away in a china farm :)
Maybe Johor really gonna become shenzhen .. The prcs when they eat also they squad by road side and spit out the bones and rice on the road
I think danga is a cheap/transit place for them to stay ..
Their ultimate destination is actually Singapore ..
but Singapore don't allow them so easy to enter like Msia
So Msia can be use as a transit point before they fetch them into the SG island by busses To the SG casino or sentosa
They also can save money as Singapore hotel at least sgd 300 dollars a night

AS comparison, when Tan Sri Liew cash out Setia, it was also at its prime, MK 28 was "fully captured" to get max value before UEM took over but the Setia management remained the same.

Per PM speech yesterday, the port operations from Tg Pagar will be shifted to Tuas . This bodes very well for PH especially if the water taxi link to Raffles Marina materialises . Imagine the employees/ expats at Tuas staying over at PH and taking the watertaxis to work at Tuas!

don't singapore need to set up a CIQ / ICA at Tuas then? otherwise, they will have to go to harbourfront, then take MRT all the way to Tuas.
