Property News

I believe there is a possibility. Malaysia's economy is a bit shaky now. We could be seeing a mini-Lehman Brother crisis if all the buyers decide to abandon their properties, can't finance any more and default on the mortgage. I think that's the main worry of the banks.

Like I said previously, come 2017/18, we will see. Iskandar is a foreign playing field. There are the rich ones like from China who buy the properties and never even stay there. Seriously, who would buy a place like Country Garden Danga Bay?

But there are also the commoners from Singapore who rushed in back in 2013. If they cannot rent out or find buyers, sooner or later, they too might call it quits to cut losses.

Words that best describe this posting. :)

If 2017/18 crash never materialize, the pundits will be predicting 2018/19/20/21 and so on. 1 of these days, they will get it right mah and then they will hail themselves as geniuses.

Don't be daft and childish, they make their predictions on the number of units completed, they are analysts and not pundits, so the information should be fairly accurate. Does not take a genius to figure it out. I guess you all made your decisions on nothing but just gamble. When people point out otherwise you all go into denial mode.

Let me guess, you were probably not very bright at school.

No need to buy seafront properties. Whole Singapore and JB will sink. Time to cut loss and run :D :D

10 Global Warming Doomsday Predictions
============================

Now Glaciologist Nikolai Osokin of the Russian Academy of Science reassures Williams about global warming:

If all ice on the earth melted, the level of the oceans would rise by 64 meters. Many coastal cities would be under water, and so would the Netherlands, a significant part of which lies below sea level.

Actually it's my SG condo valuation that has gone down slightly, rather than the Malaysian properties whose values have gone up. But since both the SG and Malaysian properties are tenanted for the foreseeable future, I am not that fussed. Property is meant to be a long-term game anyway, not 3-5 years time-frame.

You obviously do not understand the concept of greater than or less than or the term probability.

LOL, u are GREATER THAN 50% PROBABILTY of being an ignorant fool or a person of LESS THAN average IQ and EQ ;)

I was being polite but since now you mentioned it, you must have been very stupid at school, no I am not guessing this time.

Just like all ur other post. U like to assume and draw conclusion just cos we dont agree with all ur post. Twit.

I would definitely agree if your posts are intelligent. Don't blame others when you cannot make intelligent comments. Just admit that both your recent comments were utter nonsense.

First you post that all predictions by analysts were nonsense, but we all know that they had statistics of numbers of units being constructed and fully constructed by when, hence they can give a fairly accurate forecast, it is not witchcraft that they came up with those dates.

Secondly, I was being as politically correct and polite in my choice of words based on your stupidity and lack of engagement of brain for posting comments which you obviously did not think through carefully and also made fun of my politeness and PC which frankly, was very lame and not even funny.

How to agree with you??? Are you a spoiled brat that the whole world must bow to you even when you make unintelligent comments and still expect people to agree???

You are greater than 99.9 % probability a retard and equal to zero IQ and negative EQ. Ha ha ha ha ha

Wah..you and mpan12 have same thinking..... :D

Haha... mathematicians don't study the topic of probability for nothing. It is so complex but so damn practical and useful that it is applied in casinos, banking, the behaviour of subatomic particles, etc.

I think many here are still very blur and kept arguing stuffs like "the analysts are wrong", "I trust my gut feeling better", "Iskandar cannot fail", "If millionaires and big developers invest in it, it can't go wrong", "You are not God so you cannot predict the future" etc.

What we are talking about is making intelligent analysis. Not coffee shop talk consisting of "I think", "Maybe", "I feel".

I seem to have the feeling there are many old uncles here who are already retired and soon to be retired and don't know where to put their cash.

We can go on and on and it won't end.

If you have already bought and choose to believe in yourself while disregarding the hard facts and data, I think just leave it. Let it be. You probably like to gamble or you don't need that sum of money. It's useless to argue so much as you've already paid for your property either fully or a portion of it. Just enjoy it when it's completed. When you feel Singapore sucks cos it's too crowded and expensive, just make yourself cosy in your Iskandar home and chill out.

You choose for yourself whether you want to make an intelligent analysis or not. It's the same when you talk about fighting a war, a surgeon studying a difficult operation to see if it is worth saving the patient, etc. If the general, medical surgeon and important professionals were to chiong and trust their "gut feelings" like how some of you buy (Iskandar) properties, I think there will be terrible consequences indeed!

For sake of arguments.. since it is still holiday mood now.

I will tell you if you are right or wrong (of course to my own standard which is very low compared to the gurus and milan doshis' out there)

What are your parameters as the basis of your analysis? Don't give me the general over supplies, Chinese buyers and bank loans restrictions..To analyse, you got to be deeper than that. What are the sub sectors? What are the underlying factors that influence these sub sectors. How can they be resolved or if they can be resolved. What are the long term views and historical reasons to it. The demographics of the buyers and the sentiments of non buyers, local, locally foreign Singaporeans and foreigners.
And how do you strategise the way to go around these problems or solutions. Time frame and the reasons why it is within this time frame. And all these are just for the investors.

Shall we go on to analyse the developers now? And how about the financiers. Then the Government policies and politics? Iskandar has Royal inputs in its developments. What are the consequences? Then the topographies...and the list goes on. Oh...I forgot about geo political as well and oil prices. Economic factors too.

To do all the above, I need at least 1 year to do all the research. And since it is dynamic in nature, the analysis keep changing. By the time it is completed, all properties cycles had crashed or had shot up. I would have missed my opportunity.

But maybe some of you gurs are better. You can type all the above within 10 minutes and post them immediately. I rest my case.

I rather rely on my acumen or what you called "gut feeling". Happy New Year. :)
