Property Gurus, are they really that Good ?

Good Day, All,

What does it take, to be called / self-called, "Property Expert" ?

There seems to be an array of "experts", teaching people to invest in properties,... some even confidently assert can buy with "no money" down,...

Are they getting away from cheating $$$ from the students ?

Any students of such Gurus, care to share your experience here ?

If they were so good at making money from property investments they wouldn't have to spend time giving lessons.
 
There's a saying, "Those who can, do. Those who can't, teach."

No disrespect to teachers who are the pillars of society.

Eg atheletes at the peak of their career are all competitors "doing" and it's only after they can't compete that they end up "teaching" as coaches.

So be extra skeptical of any seminar/guru that professes to impart knoweldge in return for money.
 
It's no mystery and the oldest trick in the book: prey on people's greed, hence the "no cash down" statement, conveniently forgetting that stamp duties and IRAS tax can only be paid in cash. Let's say hypothetically, their ads reach 20k people. 10% enquire or "PM me Please", that will be 2k people.. out of these 2k, 10% actually go meet up with them, so 200 and out of these 200, 10% actually do engage them, signing exclusive agreements, that would be 20 roberts or 0.1% of target. That is already more effective than printing flyers and sending mailers. The services provided by these "gurus" can only be one or all of these things 1) help them list (sell) 2) help them buy after selling 3) help them rent out 4) help get loans 5) Intro lawyers, earning commission along the way. After all, there are only ever these few things a CEA can do.
