Princess Cove R&F

And if you don’t stay there full time it makes no sense to buy JB property. Any savings you get will not offset the rm 5k or 6k annual maintenance fees plus property tax for apartment or hefty one time repair costs for leaking etc for landed properties. Well my Nusa duta only ten years old already leaking like shit and car porch tiles cracked and needed total replacement costing tens of thousands, no thanks to shitty Malaysian Cantonese neighbours that do evil.

Ya grass cutting I used to cut my own grass but after I moved out, I hired a foreign worker to cut also not cheap pre covid already rm50 every few months to cut and dispose the grass. Got to provide those huge plastic bags some more, at least five to contain so much grass. If not the rubbish collectors won’t remove so many bags of grass.

As for foreigner property tax so far is the same rate but my jb condo with many foreigners somehow taxed very high from what Malaysian owners there said. The tax rate is the same but the value of property is high and so tax is high. And apparently the value of property need not commensurate with the market value.

Also foreigners pay higher capital gain tax like my two properties both sold after five years will be zero capital gain tax for locals but 10% for foreigners. That’s a lot amounted to about rm40k total taxes for both when actually both are loss making after conversion to SGD and after deducting all costs.

So my two jb landed property taxes used to be about rm900 and rm1100 for cluster and semi detached respectively. And take note mine is a smaller than usual semi detached house.

And that’s the property tax only. On top of that also must pay quit rent. Can’t remember how much probably another rm50 or rm100 per year.

And on top of property tax, Nusa Duta also got periodic Indah water costs that I can’t remember how much but probably another rm50 or 100 a year.

That means the rubbish collectors will not remove the grass or leaves rubbish for you if many bags and you have to pay people to remove. Maybe that’s why people there like to burn their rubbish a lot and pollute the air.

Thank for sharing. Next year, foreigners can only buy landed properties in johor RM2m and above. For investing, I would prefer to buy in KL or Penang.

Before they built any structure on marine bay sand and marine parade, the reclaimed land was left vacant for at at least 10 years.

The ground beneath our feet is always moving very slowing, and this is a fact. Do you know how long R&F had left the reclaimed land vacant before building the princess cove on it?

There are a lot of things I don't know. When I was young, I played with sand and know it can be compact when put in a container.

If in open space sand can be compact, why sinkieland had to leave reclaimed land vacant for at least 10 years? You mean after compacting, there is zero earth movement? Sorry, I am really ignorant and will ask silly question to learn from you. :thumbsup: :thumbsup:
