New developments to share

Poverty is very wide spread. Prices are only supported by foreigners and few rich locals. How far can it go when the prices are way beyond reach of many locals. The country, besides Laos and Mynmmar, is far far behind others. No need to compared even to Iskandar.

Hi any opinion to invest on capital suites that handle by hatten group? Capital city next to jentayu residence. Thanks in advance to all the experts here.

Haha I was at NagaWorld, the only casino and hotel in Phnom Penh, very much like Marina Bay Sands... apparently The Peak is only 5 minutes walk from NagaWorld. Will check out the launch this weekend and update here again if any good! :)

Been to Siam Reap in 2013 and saw plenty of Lexus and Toyota every where, but they do not have any car registration plates. If there's any accident, it is pay and pay. No insurance, no laws and chances these are all stolen cars. Would I want to invest in this country?

My friend was driving towards a province out of town. He accidently knocked a bike and the rider came fiercely at him. Though it's was my friend's fault, he pulled out his gun and the rider retreated. Sadly, this fren of mine rode a bike and met with an accident and died not long after.

Most of my frens have weapons in their homes, including AK.

I'm not an expert here but based on ground observations of the area and information on new malls and shops supply, and knowledge of existing malls and rows of shops that failed badly, it is better to think twice.

EW facing. Very hot. Orientation mistake. Double volume ceiling is good though.

Nice condo! Maybe some of the units that face each other can avoid the EW sun? The Olympic sized pool is nice though.

Seventh Cove developer seems to be new to this area..
Wonder will they have the financial means to see it through especially under such situation.

Maintenance will be a big issue for most condos in JB, since a big chunk of units is either not sold or investors are not around to pay the maintenance fee.

Yep that is why avoid at all costs.

True especially those mega ones and widely sold overseas.

The foreign owners are not going to pay if there's no tenants. Even if there is tenants, some owners also won't pay. They are only interested in collecting rentals. But maintenance have their own ways of dealing with them. When they want to sell their unit, they have to clear their outstanding payments otherwise no approval given.

Then again if balance of 3000 units out of 9000 units unsold, it is a big headache.

Is the showroom opened? Interested to make a trip down to check things out.

Maintenance is also a big issue for new landed strata titled properties. I heard that eco summer charging more than rm400 and eco sprimg more than rm800 a month is quite exorbitant. Anyway, the developer up to now, still refuse to confirm the rate making house owners sweating.

That is why I prefer individual titled FH landed but then again faces other issues in JB.

Condo for security but no maintenance, landed preferred but security issue. Looks like yours is a case of can't have your cake and eat it too.

You are absolutely right. FH landed property is so much better than strata titled landed property. Apart from exorbitant maintenance fee, you cannot even do any changes or renovation on your house even there are extra land available for strata titled unit. One example is the Eco Summer Milton type unit having 10 ft backyard but cannot do kitchen extension. Making the house incredibly small (built up only 1600sq ft). Really nonsense.
