I'm looking at Adda Height. Seems really hot there. Any comments anyone?

Adda Heights is in Tebrau, across the North South Highway from Setia Tropika.
Once Eastern Dispersal highway is completed by end next year, you can bypass Jalan Tebrau and get to the causeway jam quicker.

Units are semi-d clusters with a few pure semi-d's. All oriented north-south. Not as glamorous or famous as East Ledang and Horizon Hills but something struck me about Adda Heights which make the neighbourhood look more upmarket than most.

Let me explain.

You can be rich but you can't buy taste.
I have seen quite a few expensive enclaves ruined by a handful of homeowners who have questionable taste when it comes to renovations and A&A. It only takes one or two OTT, garish or obiang houses to bring down the tone of the neghbourhood a notch or two. To counter this some developers like East Ledang carefully control the estates facade. You can repaint exterior yes, but must match the pantone colour code they provide. Leisure Farm's Bayou Water Village manage this by running the project as a strata title instead of individual tiles so what outside your home is not yours to do as you please.

Compared to Mount Austin nearby, Adda Heights completed precincts seem to be occupied by owners with better taste or better sense to leave design to professionals.

On the other hand, the sales people of Southern Gateway (the developer, which interestingly is a sub of a Singapore company which owns the land)remind me of Mercedes salesmen at Leng Kee in the past. They have a take it or leave it attitude. Ai Mai.. Suak.

No wet clothes hanging, babies crying, kupkia vroom and lamp post.

But the traveling sucks big time to and fro SGP.

Found a new route to HH from Woodlands overall takes less then 20mins. Somewhere near danga bay after you pass by shell and after metrojaya red building.
Coming back from HH also the same takes 20mins. However depending on timing the rest of the other 30mins to 1hr is at the custom SGP side. Waiting and waiting and waiting.

Great life I'll choose to have. My first step to awareness.

Yeah the Jusco Bukit Indah food court is bad.

The Black Canyon food is pretty good. On the second floor the steamboat restaurant called Johnny's is good, it is copied after MK Suki. If you wanna eat at Soul Thai, that was where i had my Xmas eve dinner :biggrin:... try the one along Nusa Bestari... ample parking and comfortable setting

Yeah tried Black Canyon and Soul Thai at Jusco, find the food okay average but Black Canyon very slow - took long time to serve the food even when few other customers. Haven't seen Johnny's steamboat restaurant before, will look out for it next time. Find the western food at Firestone at Tesco is good, tried the beef steak, lamb and chicken all quite good and affordable.:smile:

Congrats on your moving house! How long did the resale transaction take to complete? and renovation time required?

Congrats. If you're talking about following Jalan Tun Razak then Jalan Skudai, yes that's the right way.
Avoid this route in the direction from HH to JB city in a normal working morning. The jam on Jalan Skudai is atrocious in the morning.

Do not be despair by the travelling. After the festive it should improve.

Tesco is one place i hardly go because my partner doesn't like it. But from the feedback it seems there are some good food there.

I'm surprised you get slow service at Black Canyon... try again, if you like the food. I frequent this place and normally get pretty good service from the Nepalese waiters.

For those who frequent Jusco don't forget to get the Jusco card. It entitles you 2 hour free parking (normal is 1 hour) and 10% discount at many of the restaurants including Black Canyon.

How does the new HDB rules affect home owners in JB ?

1) Example : I own a house in JB and a EA in Singapore . I plan to downgrade to a 3 rm flat sometime later as I do not need such a big house in Singapore. However , the new rule say that I need to dispose off my JB house ?

2) Also for those who just buy a HDB , they must wait for 5 years in order to buy a JB house ?

3) Malaysian PRs who own a JB house cannot buy HDB house without disposing off their JB house ?

I think the answers should be 'Yes' to all 3 questions. With regards to question no. 2, one is allowed to buy private properties if he/she has completed the 5 years MOP(minimum occupation period) of your HDB.

WTF ..... what kind of policy is this ? Cant even down grade my HDB and move to a cheaper place ? Cant see how I contribute to higher HDB price when I down grade to move to JB ? :mad:

Hi Batok Seri, thanks for the detailed analysis. Yeah the Adda Height various house design - exterior - all look quite attractive and the environment looks nice. Any negatives beside the causeway jam? How is the crime situation around there - is it a peaceful place especially the neighbour Taman Daya and Bandar Dato Onn (BDO)? Oh I went to see BDO showhouse before and the houses look old fashion and have wires hanging around (understand the new phase will look different with more modern design and no more wires hanging around).

Yeah the Adda Height sales people have a take it or leave it attitude, don't reply emails or follow up but when at showroom they'll still answer questions if they are free and the sales guy I met did bring us to the showhouse (which is better than some other projects that asked us to go to the showhouse ourselves). Also encounter this type of attitude quite frequent from the housing agents there. But then the housing agents in Spore also like that when the housing market is hot, agents or sales people only do follow up when market is bad. :biggrin:

Oh since you frequent there, mine probably a freak incident then. There were several waiters hanging around but the food not ready i.e still cooking. Recently went to KSL city one HK tea cafe twice and the first time the food was prompt but second time food was so slow the captain came to apologise when we never complain. Dont' know why there are so many waiters but no cooks probably. Anyway we just sit quietly and wait - scared of extra ingredients in the food haha.

I dont' know why here cannot implement a simple policy like Malaysia to restrict foreign ownership to above certain value. Instead of blanket policies that affect everyone. I was looking to buy HDB and suddenly after 31 Aug, I'm not allowed to buy HDB - without selling my condo in six months which I do not wish to - and that is why I'm here looking at Johor properties!

But still apprehensive about this move, I remember a few years ago my ex-colleague who used to visit JB regularly told me she was never robbed and then suddenly she told me her family was robbed at a petrol station. They forgot to lock the car door and only around 8 pm. The car was just Toyota Picnic and they dress very low profile. That stopped me from visitng JB for a few years until now.

Yeah silly policy huh, cannot buy HDB without selling off private property in 6 months. But reverse direction can i.e buy HDB first and own HDB for 5 years then buy private property.
