A big new Singapore company will start a production branch in their new factory in setia business park. I am sure everyone here knows about old chang kee

I am in the midst of sourcing for investments in factories before the price gets out of control!

This is indeed a piece of good news. Something that we have been waiting for a long time. oThat is jobs creation for the locals.

Congratulations for those vested. Residential and commercials alike. :wink:

Factory prices have risen about 30-40% from 1 year ago. For bros with money, it's not a bad investment but absolute quantum can be more daunting. SG govt agencies are bringing SME towkays on Iskandar tours as we speak.....I have to admit I am out of this league due to the quantum involved....haiz.....

Personally, if this is the case, I would stay vested for next 5 to 10 years.

Near to one year ago, we already did some investments here for factories at that time. I cut short a holiday just to rush back to JB for negotiations. There are still some choice places to buy right now but already started rising.

Again, big congrats to fellow bros who went in at that time. A very good bro of mine told me he couldn't sleep after hearing about what the UBS folks said.

Not that high still, if its really taking off, at least another 2 rounds of appreciation awaits. There are still small factories around, back then i shared with some bros here on PM, quite a few bought, towards the end, i shared about one factory area up further up north.

Now finally more of the news are finally out and i have kept my word to keep things low profile,
finally a sigh of relief. My responsibility to folks who trusted me back especially on the factories
are a little lighter.

Back then 2-3 bros, never even saw the factories, just went ahead and bought without even looking at the floor
plans, etc. That was a great risk indeed and i salute them for their verve and guts. They didn't even know what
it looked like and i was the one who suggested that they at least have a look after the sale completed. One of them
didn't even know where the factory was.

A learned bro recently told me, those who will do things, will do their due dilligence, ask questions and then
take affirmative action.

Those who will do nothing will only keep asking questions especially negative ones to stop themselves from
taking any action.

I still feel bad for a good bro working in a bank in SG who is always helping out people and yet they always accuse
him of being an agent or developer runner. Another bro just brought in about 7 investors in his car yesterday just
to go "shopping".

We have forummers here who typically asked less than 5-10 questions and ended up buying properties all over Iskandar and
then these good people turn around and started helping out others too.

Also folks i have answered them at least 50-100 questions but until now I am still trying to help them whenever i can.
Still not giving up on them though they still never came once to see things for themselves.

Even the ones who believe, thinks its nothing more than a room full of legobricks in a small house somewhere in the midst of a jungle. Its embarrasing

2005 - Asked folks to buy stocks, said they no money, excuses
2005 - Asked folks to sell HDB and buy condo in SG, more excuses
2006 - Asked folks to get out of USD and buy property in SG, more excuses and yet more excuses to do nothing
2007 - Asked folks to buy landed in Singapore instead of condo, get more excuses like no one to take care, cleaning, etc. They think i will get comms from asking them to buy property and stocks.
2008 - Asked folks to quickly get out of stocks, asked folks to get into property in JB. Got laughed at and yet more sneering, village idiot name calling, etc. Someone even spent a lot of time and effort to discourage instead of doing things to help themselves and others.
2009 - 2011 - Still trying to help them and asked them to get lower cost areas as prices have went up
Early 2012 - Told them to quickly start getting into other types of properties and other areas. Fought for discounts for people for factories and then condos.
Q3 2012 - Present - Still trying to help while i am still on earth.
2013 and beyond - Hopefully others can help me to carry the torch forward and help others. Not just in property, investments but in life generally. I thank you in advance.

Its sad but true, i am glad you made the effort to help others but yes lots of such excuses always. So many didn't even want to do passports, i made passports for my father in law and mother in law as they kickstarted me on this journey into JB. My godmum too as well as other relatives.

My best friend from youth (more than 35 years) still don't want to get a passport nor come in. This is one regret i always have until now.
Hopefully the next time i see him won't be at my funeral.

Well bro wuqi, it certainly looks like you have many foresights and is well ahead of the game. Not everyone is blessed with such ability and if yes then money is another issue. Today was a spectacular day, i think one of the rare days of my time on earth when i am really happy.

Yesterday a good bro came by when we were going out for dinner, he really made me feel really embarrassed with his very kind words, most of which i don't deserve.

For the first time, my wife heard it too so finally she is not so critical of my time spent on the forum.

Today, suddenly i have cooked noodles and later, cut apples plus birdsnest for breakfast.
Hopefully it will be a good and restful weekend this time.

Suddenly an uptick in activity recently, got calls from agents asking me to sell houses or rent them out.
Even tenant just called me and asked if i have any more houses to rent out. The market seems to be
heating up.

We cannot help everyone, wife made me realise that recently when i spent time to help people find jobs but they don't even tell me when they found something else. Then when they realised this job pay is much better, called me but by that time too late as the other candidate has already accepted the offer.

bro, I have come to realise in life, that nice people are the exception rather than the norm! it was a sobering realisation from experiences over and over... i am glad that you fall into the exceptions category. quantity few but quality high :smile: wont cook you birdnest (because I cant) but will buy you lunch one day, I hope you let me at least

Was at Legoland this evening, a bro wanted to treat me to makan for Nusa Duta as he bought 3 units last year. After the dinner (by the way, Chef Wah having promo, 5 pax for 88 RM, nice) went straight to Legoland. Didn't really go in though we had the pass but enjoyed the fireworks display towards 8.20pm onwards. Very nice and finally feel glad i did perservere to the end.

Not once throughout the 4 years did i once throw in the towel and move folks back.

Bros, just some general updates:

Nusa Heights sales office may be closing soon or having only skeleton crew there as they already reached quota so not really advertising.
Shops opposite fronting Nusa Heights have been mostly sold.

Horizon Residences (sold out property) will have the road linking to Nusa Idaman opened - Yes the one where UEM used to put signs for.

Chef Wah is having a promo price of 88 RM for 5 pax

Indah walk - Good to check out for office space/place, expensive though

Setia is doing something with some of the land in Bukit Indah, some bros have already mentioned it but i will highlight it again.

Folks who have been PMing me about factory units, most are sold currently, only the larger units are left.

1. Always get your own lawyer when transacting a sale especially with unknown/infamous/GL developers or for subsale.
2. S&P are standard across the whole of Malaysia, when in doubt or when developer applies for exception, ask your OWN lawyer
3. Always check with more than 3 banks when getting a loan. Some banks may drag on and this may cause you headache with
your developer who may either charge your interest or forfeit your deposit.
4. When in doubt, always check with your lawyer first in any transaction and ALWAYS ask them for a discount.
5. Check your electrical schematics, manhole, water points as well as ceiling and main doors/windows when taking over.
If your tiles on the wall keep cracking, consider using small floor tiles instead as they will tend not to crack so easily.
6. When buying subsale, ask owner to give you pre-signed defect forms if still within the 2 years period.
7. Remember, using a company name to buy residential house can only net you a 60% loan maximum.
8. The comms for agents in Malaysia is capped at 3% maximum and the normal practise is to give 2% if they meet your
pricing.
9. Never touch anything for or on agricultural, Bumi, low, medium cost housing, etc UNLESS you are BUMI.
10. MRTA/MLTA are almost always just options, getting your own life insurance is better. MLTA pays you
the same amount regardless of the current value down the road but it costs more. Try to pay cash if you
must buy MRTA/MLTA instead of them lumping it into your loan. Compounding interest will catch up sooner
or later unless your unit is for investment/rental.
11. Pay your cukai tanah and cukai harta taxes on time as uncleared stuff will always cause you delays when selling, etc.
12. Get a loan even if you can well afford it, establishes your credit history here.
13. OCBC may be launching or already have launched their loan facility to have loan done in SGD and at SGD rates but
may limit it to commercial units only.


Again, i am only an IT guy and know very little outside IT, my opinions are just that, opinions.
Due dilligence is still and is ALWAYS required.
