Location is key for commercial units. The 7.5% is quite fair, but the fact that the unit is 'not even hotter' means you should consider the traffic flow etc carefully before making a decision.

After reading about the flash flood news in sg yesterday, I am a bit concerned. Does anyone know if there any area in Johor that is more prone to flash floods?

Avoid near rivers, ponds, lakes and such. Go for near highway such as N.S. highway which the Japanese Engineers have already dug out long historical data to decide the route. One such safe location in my mind is Setia Tropika 31.362 meters above sea level (ASL).
Moreover, during flooding in low lying areas, one can still travel the highway to reach Home. This point is very important.

Hi,

WaveMaster is in the midst of arranging it's operations to start a new ferry service from HarbourFront Centre to Puteri Harbour in Nusajaya, Johor.

The vessel capacity is168 passengers and 3 departures from HFC.

The departure schedule from HFC is 0815am, 1210pm and 1915pm. Whilst from PH is 0630am, 1000am and 1730pm.

The ferry ride takes approximately an hour fifteen to an hour thirty. This is due to the authorities imposing speed limits.

There are various ticket types to cater to needs of the commuters such as season pass , adult fare , child fare , student fare , senior citizens, civil servants and etc.

Wavemaster ticket holders will enjoy a free shuttle service to Bukit Indah and vice versa as well as water taxi service between Puteri Harbour and Danga Bay at RM15 per person per way.

Tickets are available from authorised travel agents, hoteliers etc. At both counters, tickets are sold at SGD22 excluding tax and surcharge. The seaport tax in Puteri Harbour is SGD7 and surcharge in HFC is SGD21 payable upon check-in at respective check-in counters.

Since this will be a new travel alternative between Singapore and Johor, we continuously seek for your comments (such as departure timings) to help us improve our service.

Thanking you in advance and we look forward to seeing you on-board soon.

Kindly do not hesitate to contact me for any further queries.

Nowadays they have big water retention ponds to deal with flash flood. The more serious recent floods are below:

2012 Flooded Areas
Batu Pahat, Sri Gading, Penggaram, Parit Lapis Laman and Parit Yusof

2006/2007 Flooded Areas
Batu Pahat, Johor Bahru, Kluang, Kota Tinggi, Mersing, Muar, Pontian and Segamat

Is ponding... :o u have to wait 50 yrs for e flood.

Yes, agree with you. It is ponding only at the road as you can see in the photo, cars going to and from their houses. You can still go Home and not stuck on the road.

This is one of the game-changer of PH and Medini side. First 3 years will not have much crowd as basically no one is staying in Medini or PH yet. I hope they substain and stay on for 3 years to be rewarded

Perhaps they can be sustained for the time being by the tourists from Sentosa as the new theme parks slowly open one after another.

Yeah in a way yes. I have seen so many foreign visitors thronging VivoCity and Harbourfront. I am sure this will bring more crowd to PH

Not so bad if ponding in the surrounding only. What I really afraid is the ponding inside the house, that's really gone case liao.
