Look out for signage outside provision shop or seven eleven. The signage is telling you this shop has sell the parking coupon. RM6 per booklet if I remember. And you can only use it in Johor.

They will hunt down robbers maybe at RM1000/head.

10,000 robber is only RM10m.

I am sure your father is concern for you. Your property purchase so far is bearing fruit as the timing is right, but there are many older folks who bought at wrong time and they either bankrupt or take 10 years to recover.. Say if one bought in 1996-1997 time frame.. or bought JB house 20-30 years ago which highly rise until recently.

Haha older folks like me lor..bought in 1997 and took 10 years to recover indeed. My friend bought KL more than 10 years also like just broke even after accounting for currency loss and rental income.
 
People will take matter into their own hand if nothing is been done by the authority.

In the 70s, robbery case in Chinatown and Beach Rd area is settle by gangsters from different group of Chinese whom came from different part of China.

In the 80s Macau gangsters clean out crime and control the underground market.

90s and 2000. China boom. Gangster in town clear out beggars and pick pocket to make city liveable.

From 1950 till today. Taiwan gangster leader can be found in politic. Crime or no crime depend on the gangster.

Dear forummers, all the tai kor, tai Ka cher, I need help. I think UEM is purposely charging me late interest amounting to 12k which exactly offsets the LD interest payable to me. I've spoken to the lawyer n lawyer explained that the delay is due to developer lawyers delay in issuing the title hence everything is delayed from there. I even appealed to UEM and wrote a letter with the chronology of events but to no avail. They only propose to give me a discount if 200myr!! I have no choice but to seek alternative ways of safeguarding my interest. Does anyone of you know a good lawyer I can get advise from? Btw, my NI unit is also slapped with 13k late payment interest. What is this??? UEM is so sneaky! Please help provide a good reputable lawyer to me. Thank you everyone in advance!

I am not an expert but i have consulted a few of my friends for you. They gave the same recommendation. Get all the paperwork ready as well as the trail of correspondence between them. There is no need to engage them (lawyers) at this point.

Do not use email as your normal communication, anything you need to send to them, use only registered mail or if you must use email, please indicate that a hard copy will be sent to them after the communication.

Again, though it may be helpful, you do not need a lawyer at this point as they informed me that you will be spending your money in vain when the Housing Tribunal can help you out and without all the costs involved for legal representation.

Just get all the documents and send them in to the Housing Tribunal. You may also consider listing the chain of events. They will be happy and able to assist you and there are different departments, i will put down the Enforcement division here first as a place to start with.

Before doing anything though, to be fair to the developer, please double check all your facts and see whether they are any delays or crucial paperwork etc that were due from you or was unavoidable. As always, genuine diplomacy first before going all the way. Behind a gentle smile should always be a steely resolve.

Do inform the developer that you are going to the Tribunal first and you may go to the media to publicize this chain of events if they are not going to entertain your claims.

I will heed the advise given and have spoken separately to the lawyer in charge. Apparently they have been getting many similar complaints and the firm is going to check with other panel lawyers to see if they can collectively go and speak with higher authority in UEM. They advise me to hold off on engaging an outside law firm as it might complicate matters.

Really a set back to UEM's reputation at least for me. I never expect a company such as UEM to pull such stunts. And this happen to both my UEM properties goes to show this is somehow their way of getting extra revenue or offset their own incompetencies in late delivery of property to purchasers.

Seriously quite disgusted. Glad that many other top developers are coming into IM. I will avoid UEM projects from now on.
 
Thank you Investor, i just do what i can with what little i know and i am not sure how much of a help i am as i am only an IT guy.

There are countless kind souls who have done more than i ever could. You have also helped out others here. One kind lady on this forum lobbied a certain government organization in SG and helped out a lot of people with housing needs. Others are already planning halfway houses to help people here. I am very thankful, humbled by people like this and they constantly remind me of my faith in humanity.

If anyone ever feels that they were helped in some little way by the people you met, please help to pay it forward and help others.

Strangers in the streets have helped me more then those related by blood would ever do and until today, i have always appreciated that. Growing up, i have always felt like an abandoned orphan and i guess that is why I have a particular soft spot for orphans and those left in old age homes.
I hope to be able to do more for them. Helping others doesn't have to be in any specific locale, it can start anywhere you are.

Kindness begins in the heart, not in any far flung places that one has to go in order to be kind.

OMG , so sorry to hear that , our fb grp , a few of us got waived from late payment interest ....
just curious , when u bought yr house ? i thought NI is within delivery time frame??

I have done nothing much really. So sorry to hear about this bad experience and i am glad that the lawyers are going to do something about this.

It might be someone who does not value their past reputation that is doing all this. I am sure and have faith that they will have it set right soon
and the Housing Tribunal is always there if anyone needs to lodge a claim against their developer.

hi ! UED also charging me late interest amounting $707.00 and meter doposit .they said my bank delay they claim payment few day in my progess claim payment on stage 4 and 5 hapen on jan 2012.today i just went down meet project term for my eletrical and water meter but still can not get any date !! they only TNB sub con not time to do ? still need wait long long ? alredy one month ,what they doing ? my LD payment also haven get ,they give me letter said 21 day from collection key ,must get the chq ??? waht happen UEM ???
 
Even if let u win e case, how much can u recover from the original amount, - time, - effort..etc.
Ultimately, winner is yr lawyer.
