Can we do that? Actually now thinking about it on hindsight, I regretted selling off my telescope 2 yrs back. Could use it now to great effect sky-gazing due to the lesser light pollution here!

Lots of places to go here. Especially if you have at least a gen 1 nv scope. Star gazing still possible, Tesco not selling as much now but remembered Giant selling some which are pretty reasonable. A little toylight but still usable.
 
The other thing that is quite soothing to the soul is to walk into the golf course middle of the night, bring up your ground sheet, lay down and stare at the sky on a starry night..and reflecting on what your life...

Yes, agree sometimes a little bit of that is always good. I also go for long drives at night sometimes but its the same as being alone in the dark.
 
Thanks. I have also been to Sutera Utama's Inspirations project (2.5 storey terrace). At RM 728k, it's quite pricey and traffic could be an issue. But the house is really nicely done, and materials used seem gd as well. If I had not purchased elsewhere, it would have been a possible choice. Din know that Keppel-land is one of their shareholder as well.....

This was actually discussed quite a while ago. That area is either owned by Keppel and JV with Capital Land, Lee Rubber Co, etc.

I was at Jalan Rosmerah, Johor Jaya yesterday to send my Phillips TV for repair at the authorised service centre. Saw a few shops that could be useful for future renovation. One was the Eubiq Power Tracks that we thought of using for our kitchen, study and living room area. Website is www.exaltech.com.my. Another was a company specialising in aluminium works. They can fabricate almost any idea you want using aluminium such as kitchen cabinets and accessories, doors, windows, wardrobe, shoe cabinet, bathroom, etc, websire is www.honglee.my. There was a shop selling unique decor items and paintings, definitely worth checking it and on the same row, alarm/cctv shop and another window tint shop.

Btw, anyone knows where the TV sockets in living room, family room and masterbedroom at HH Golf lead to? I cant see any antenna outside, or on the roof. Also, when we pluck in the antenna cable from the Tv to the socket, the reception is poor (bubbly). Presently, using one of those portable antenna and the reception was better.

Yes if you are looking to resell it below the minimum then its local, else you can up it to the new minimum and sell it with furnishings, etc to bump it up. Buying with a long term view for own stay is still the best.

Yup i think buying for own-stay is the best bet. Rent out your SG properties (be it HDB or condo or both), and live off the rental income for retirement in JB. Assuming HDB can rent for S$2k and condo for S$3.5k, that's S$5.5k in monthly income. If I conservatively use 2.4 as the exchange rate, you are getting RM13k monthly. That's more than enough to retire comfortably in JB!

It actually isn't connected. You need to get an antenna installed. If your unit has a concret slab on the roof area, get it installed there. Costs about 300 plus to install one. I use porta ones for my tenants, so far so good. This is as installed antennas do give some issues to the roof after a while. Best to install at the concrete slab area or away from the tiles at least
 
Realize the water pump switch is at a normally inaccessible position outside the window.. Managed to turn it on. Now the water pressure seemed strong enough to wash off any algae on ones if he has any... The sound is indeed loud, like a machine gun. Tetetetetete.. Very siok..

The water pressure at my HH Golf is also very low for the second level; so low, it cant even activate the water heater to work lol. Right now, we are taking our bath at the ground floor bathroom only. Imagine, we have 4 bathrooms in our house and we cant use the 3 bathrooms at the 2nd floors for baths - quite pathetic. I have consulted my contractor on how I can increase the pressure and he said that there is a water tank at the roof. He said that the water from the mains is directed into this tank. He could install a bypass tap to divert the water from mains, from the tank to the pipes and that would increase the water pressure somewhat.

I thought having a water tank at the roof should increase my 2nd floor water pressure, but I learned it was otherwise. Can anyone advise on this? Also, does anyone know, if there is a pump, similar to Arsenal's, at my water tank? Sorry to sound so useless; my house is a corner terrace and I am not good at this plumbing thingy. : ( Would appreciate any help I can get.

Hi Odyssey, your place would likely not have the pump. Best to install a pump in the water tank in the roof area if you really want to have stronger water pressure. With the pump, all 3 bathrooms can be used for bathing with reasonably strong water pressure.

Really disappointed with Hong Leong Bank today. Just to share an unfortunate incident.

We recently bought some commercial properties and went to the different banks for financing.
We then managed to apply for loans between 80-85%.

HLB then told us that they will prefer not to finance this property, it has nothing to do with us
and no loan quantum was ever mentioned. Straight off the bat, they said no, we will not deal
with this developer. Everyone was told that they will be rejected.

Then, when we got rejection letter (requested many times) and sent to the developer, likely
fearing a backlash from the developer, HLB now turned around and said they actually can only give us
60-70%.

90% was what we requested, they claimed. Everyone only needed 80-85%, why would anyone
want 90%? Every single bank we applied for was for 80-85%, why suddenly 90% come into the picture.

In the rejection letter, it was just mentioned rejected without ever mentioning any loan quantum.

The bank manager really disappointed us with this kind of reply. Instead of apologising for a mistake,
they made excuses.

Really shaken my confidence with this bank.

Yes the layout is important, some folks just ask around their neighbours who have the same type of units.
To be safe, ask from the developer directly. There are also people who complained about defects and got
a photocopy of the schematics free.

Thanks Wuqi for your advice; looks like that is the best option. I had read your earlier posts when you were discussing with Arsenal regarding his water pressure and I will take note of those points that you have raised with regard to the noise and the insulation and to use quality pumps.

I am glad we have you to turn to for even the smallest advice. I believe it must have been tough on you when you first moved to HH and have no one to turn to when you needed help or advice - and we are now benefiting from your experience. Once again, thanks!

No worries, i am always the person on top of the concertina wire, letting the bros cross over so that no one else needs to experience the cuts.

Good point, I should check to see if all the taps up there are fully opened first - why didnt I think of that! I am comfortable going up there as I have been doing that at my SG house lol. But first ........must get the 7 or 8 feet ladder; most probably will visit Mr DIY to buy one on my next visit.

Thanks Etstan and Wuqi; will get the plumbing and electrical layout drawings from the developer. Dont want to accidentally drill into a hidden wire and piping in the wall. So far, I have been lucky, touch wood, while fixing up my lightings.
