No petrol station along the way. The Tun Razak way got more petrol stations but harder to drive.

Was looking at sistic web site, the Legoland annual pass charges are as follows, adult s$80, child s$62 (3-11), snr citizen s$62 (above 60)
Isn't that cheaper to buy ?
 
Just need to pay RM30 last for a year for Digi prepaid card. The number will retain for a year even without top up. Incoming free but cannot call out. I got mine from Jusco Bukit Indah but believe can get easily from other digi shops as well. It saves the trouble to top up now and then.

talking about a property's valuation, or fair value... rather than relying on property websites, is there any place we can check?
i'm assuming that, similar to resale asking price, the developer's price is not equal to the fair value right?

i am using hello kitty debit card by Hong Leong Bank . But they will debit RM200 first reagrdless if u pump lesser and rebate the balance to u after a few days .

Con is the maintainence of the area in long term is unknown.

Guess if all residents can co-operate, definitely can make the management to make sure the place is well kept and with tight security
The apartment i m staying now after changing the management group, all are well maintained.. at least in a quite satisfactory stage in terms on cleanliness and secuity upkeeping.

That's because you use a foreign credit card.. i encountered that before.. unless you guys can have a local credit card.. i don't think foreigner can have a local credit card without proper residential status.

Not sure abt if debit card will b ok.

I believe Lawyer fees should be 1% for 1st 100K and 0.7% for the remaining amount.

As for Agent fees, it will be 1% for buyer and 2% seller. Try to negotiate hard on this as some agent may give a 0.5% discount or even waive it totally for buyer.

If you were to buy from HH, they will waive the lawyer fees (only for S&P) and security fees for 2 years. HH no longer absorbing stamp duty.

This is one observation I have too, it seems that burning of rubbish or leaves, I really don't know, but it is almost a few times a week. I will shut all the windows when I smell it. Luckily not staggered throughout the day (possible if many household practice this). :*:

Currently almost everthing except 5 are absorbed by developer , however for new launch , developer are starting to pass some cost to buyer liao.
Also item 5 is rumours to go up very soon to 30K .
Bro , you mean direct from developer drying up ? Why need to go resale leh ?

My observation are neighbours around where I live, they are not orang asli, and not in Laguna.

I am sharing this because it might not be a Taman specific practice. :)
