Leisure Farm Community

I am happy to know that Sunway is developing right next to Leisure Farm.
They have an existing professional auxiliary private security force for their other township projects that they will replicate for their Iskandar setup.
That will give added pressure for Leisure Farm to maintain if not improve the existing Gurkha focused security force.
It's good to have a coordinated efforts by the private developers to address the security concerns of existing residents and future property buyers.
Security and safety is defintely a prime consideration that will affect the demand and value of the property location.
 
Heard that leisure farm will soon be selling selected 1 acre bungalow plots at close to rm$200 psf. If can sell will be another record breaking price for Iskandar. Heard bayou water village bungalows now asking for rm$2 million. A few months ago was only rm $1 million. Original purchase price 4 years ago was less than $400k I was told. Shocking!
 
It's not gonna be easy. A lot of considerations and cooperation between the countrys. Hopefully more forward looking minds will prevail.

Which type B terrace, C - Semi -D? how could that be for bungalow at that price? The bungalow was selling RM1.3M five years ago. The last phase already RM 2.7M onwards

Are you sure its bungalow? Or you meant terrace? If its RM2mil for a Bayou Water Bungalow thats a reasonable price. One sold for RM1.6mil a year ago.

It's a bungalow but not facing the canal. Land is 2000 sq feet and built up 3000 sq feet.

Think you must have mistaken for bayou creek which is much bigger.

Strate titled land has common shared ground
Don't own the land around the house
Monthly MCST maintenance for the upkeep of shared facilities
The monthly charges is much higher than for Bayou Creek

I am sure the older existing owners/Leisure Farmers can provide the exact cost differences.

Can't help with the exact costs here.

Freehold - hse can do cosmetics makeup. (me preferred Freehold on landed, but u may ended seeing houses not 3 not 4). titter.gif

strata - hse cannot do cosmetics makeup. (me preferred strata title for condo)
 
The unique setup of Bayou Creek is that the legal arrangement for all owners is that they cannot change the facade of the property. Backyard extension ok, but not for front end, and not for the colour scheme as well.

That's my understanding, correct me if I am wrong.

I quite like the fact that they cannot change the facade of the front of the houses. Malaysia landed houses tends to suffer from the same fate. As the brother mentioned that soon after all the houses not3 not 4. That's problematic for pple who buy into the initial estate environment.

Malaysia home owners tend to be a creative lot. Haha.

When houses are new, it's ok if all are uniform. But when the estate is more than 15yrs old, some will want to rebuild to the latest design. Just like in SG where you can see modern giant 3 1/2 sty and old single sty side by side. Not 3 not 4.
Wonder what will LF says to Bayou Creek owners who wants to rebuild theirs 15yrs or 20yrs later. Cannot change design?

I would suppose for strata titled estate, owners would not be able to rebuild.

However, estate wide upgrading/maintenance exercise can be carried out.
Eg, repainting, upgrading of structure.
I would suppose that the estate would need to go through a voting exercise to get enough support for the upgrading exercise to be carried out.
Funding will come from the common MCST pool of funds from owners.

Nowadays it's better. Apparently there are new laws that's allowing the committee to take action against errant house owners. So that helps in maintaining estate outlook I guess.
 
Be interesting to observe how the Bayou Creek community will form up once the upcoming handover happen.
Would like to observe if there are more owner occupier or rental community forming up.
 
LF is a class upon itself, however, has anyone know of and visited the most beautiful house, "Casa Norma" recently ?

Are the roads (after entering LF) leading to the multi-milion dollar castle, well-paved, smooth ?

Is the house - undergoing construction for more than 4 years - next to Casa Norma, still abandoned, with high lallang grass, overgrown, with lotss mosquitoes ?

How healthy - are the finances of the resident's committe's funds ?

Obviously you can't compare Leisure Farm with Bukit Indah, Nusa Idaman, etc. You have to compare it with Horizon Hill or East Ledang. Well, was cheaper than these 2 mentioned estate last year.

I just ignore the emails and texts about the Bayou Creek phase 2. Using balloting method is just a new trick to shift houses. Good on those who can afford a whopping RM2.8 mil for a semi-d. They just paying for an advance price for the next 10 years.
 
I would suppose Casa Norma and the plot next door to it would be bungalow lots? Thus, are those legacy issues that are relating more to the current owners who are not developing their plots or letting their existing building degenerate?

Regards to residents' committee funds, those would be related more to Bayou Water Village and Panggirang Bayou? Those would be strata titled commonly managed properties.
From the tone of the comments, I would suppose the state of affairs is not too ideal currently?

I would agree that the mosquito issues is real though. Has quite a number of mozzie bites after a 30 minute touring the Bayou Creek area.

Need to conduct more fumigation and manage the mozzie population.

Anyone have any rodents/pests situation in Leisure Farm or it is generally under control?
