Leisure Farm Community

Peter lim auto city is just outside leisure farm. This will justify the premium you need to pay.

Actually, the Leisure Farm units are not right next to the race track.

Looking at the map on Straits Times today, there are buffer areas of residential area which Fasttrack Autosports will develop as well, those are right next to the race area though. These residential developments should be directly targetting users of the race facilities who might be using the bonded facilities area to house their race cars.

What is more interesting is the report that that may be a link to Singapore's MRT system in the Gerbang Nusajaya area. That will greatly enhance the connectivity between Leisure Farm and Singapore.

Interesting to note that Fasttrack Autosports is a joint venture between Peter Lim and the Johor royal family. This is a joint venture project that also involves UEM Land, with commitment of S$1.4 billion in total.

Thus, there shoulld be plans to allocate resources to build up commercial facilities such as shopping/F&B options in the vicinity to cater to the residential/visiting community.

Overall, should be more positive than negative for the overall area.

A more immediate pressing issue woud be the management of car traffic once the area builds up a critical mass of residents/visitors.

UEM/Fasttrack Autosports and Leisure Farm need to do collaborative forward planning to ensure that the road system is able to smoothly facilities incoming/outgoing traffic before the completion of the major projects.

Currently, the Gelang Patah road servicing the area is one lane traffic serving both ways. Need to widen it to at least two lane each way to plan ahead of future increase in utilisation and flow.

Ease of access will have a large impact on the success of the area.

That can be currently observed from the preference to the East Ledang/Ledang Heights/Horizon Hills area over Leisure Farm currently due to the ease of access from Singapore (expressway way all the way to doorstep once past Tuas checkpoint).

Will be a good strategic planning for the developers to join hands and plan out the road infrastructure in the area if they intend to make the projects they launch in future a 'must buy' area.

No point for developers to build up nice residential area with great facilities when it will take 30mins to 1 hour or more just to get in and out of the immediate Gerbang Nusajaya area to other places.

These are problems that are plagueing most successful major cities.

Lets keep it as it is Mulpha. Thats what people buy in for quite exclusive luxurious. Its a luxury quiet resort estate. If you want shops, crowd and convenient go somewhere else.

Thus, road infrastructure planning is a must so that residents inside Leisure Farm do not need to drive out into madness and congestions once out of the main gates due to the proliferation of activities/traffic flow in the immediate Gerbang Nusajaya area once UEM/Fasttrack get the projects off the ground.

That's an interesting point that you highlight.

Will be interesting to share this perspective with Iskandar Regional Development on the perception of the 'state of affairs' in Iskandar.

Kudos to Mulpha for thinking ahead of the game and initiating the two entry points onto the north-south highway to improve access to Leisure Farm.

I would put my 'wild card' on UEM and Fasttrack to improve the infrastructure in Gerbang Nusajaya.

Be good to break the current perception and the acceptable standard in the vicinity of Leisure Farm and greater Gerbang Nusajaya region.
 
I feel that LeisureFarm is a very quiet estate that is extremely well maintained. But the pricing is also very high. I am not too sure whether this is still a good investment. The price increase is quite scary.

Expensive? What are you on about?

Obviously you can't compare Leisure Farm with Bukit Indah, Nusa Idaman, etc. You have to compare it with Horizon Hill or East Ledang. Well, was cheaper than these 2 mentioned estate last year.

I just ignore the emails and texts about the Bayou Creek phase 2. Using balloting method is just a new trick to shift houses. Good on those who can afford a whopping RM2.8 mil for a semi-d. They just paying for an advance price for the next 10 years.

It's definitely 10year price increase all factored in already. Yet pple are snapping it up. Very fantastic.

Was told after Eco botanic LF received lots of new registration for phase 2 not from sporeans but Malaysians and PRs.
Imagine close to 1000 for 20 units.

Its a bit like, thats aces lurking in a deck of card. Even if you win thats not much margin after all. You still in Malaysia ground that come with bonkers politicians. I think I'm still stick with long term not quick buck.

Leisure Farm

Mulpha International's 1,765-acre Leisure Farm development in Johor, is beginning to bear fruit. "We are accelerating [the development] at Leisure Farm, which has been going slowly for many years, deliberately because we didn't think the market was right. Now we see that the market and pricing are there," says Lee.

In July, 10 pre-selected bungalow lots at Leisure Farm brought in RM50 million via a tender process. The reserve price ranged from RM2.03 million to RM6.93 million (RM115 psf to RM150 psf).

"Previously, people didn't appreciate the scarcity of land at Leisure Farm. They thought it was an endless resource because the development is very large," Lee says.

"By putting lots up for tender, they will realise that there are not many remaining lots left at Leisure Farm. And it is a rare product — in the entire Iskandar Malaysia, there are no one-acre lots. This could be the Damansara Heights, the Bukit Tunku or the Nassim Hill [in Singapore] of Iskandar.

"So I came up with the plan, with our marketing people. Let's keep it exclusive. We don't really want to sell undeveloped land, as we want to sell developed products. But we still get a lot of requests for bungalow lots, so we are balancing that — every year, we will release an X number of lots and people who have registered can tender for them. It is a much more transparent system as well, because it is the fairest way to sell."

At the close of bidding on July 28, all the lots had been sold. There were 30 bidders, and half of the successful bidders were Malaysians.

"We chose 10 lots from different precincts, to give buyers variety," says Mulpha International's deputy CEO Ronn Yong. "The one-acre lots are the most prime, and we are the only development with 'Good Class Bungalow' or GCB status, which is a Singapore-based standard for similar bungalows in prime areas such as District 9 and Orchard Road."

In the future, Mulpha International plans to build and sell products and not sell bungalow lots anymore, he adds.

Meanwhile, thanks to the "Iskandar effect", property values are increasing across the board in the region. Lee believes that as conditions improve, values could go up even further.

"I have seen it before in Shenzhen and Hong Kong," he says. "The key was getting the Malaysian and Singaporean governments to work closely together. That was the missing ingredient before. But once they started working together, the development of Johor sped up.

"Shenzhen used to be very cheap compared with Hong Kong, but now property prices there are a third of those in Hong Kong. "

New launches at Leisure Farm in October include its Bayou Creek Precinct 7B, which comprises 17 canal-front bungalows and 40 eco-themed semi-detached houses. Also to be launched at the end of this year or early next year, is the Bayou Gardens project, which will feature waterfront semi-detached homes and superlink villas.
 
Well, ultimately, if basics can be improved, Iskandar can be a long haul story.

Safety
Accessibility (including checkpoint clearance)
Infrastructure planning (get ready for the extra car traffic - just observe our Singapore number of cars)

All these need a lot of private sector contributions (developers driven + master developer coordination + Federal/State government support)
