So far, one buyer has expressed interest, with an offer of $900,000.
A report in the Chinese section of my paper today said that the asking price is $170,000 above COV (cash over valuation).
The unit, which resides in an 18-year-old block of flats on Bishan Street 24, is valued at $730,000. The owner bought the unit 10 years ago at $750,000.
According to the flat's property agent, the Singaporean owner wants to sell the unit as he is working in Hong Kong. He requested that the agent either sell the unit for $950,000 or rent it out for $3,200 a month.
A potential buyer - a 45-year-old businessman - offered $900,000, but the owner is still considering as it is below his asking price.
Even at $900,000, it will be a record re-sale price for a Bishan flat in the last 15 years. The price per square foot for the 1,860 square feet unit will also be above average at $483. The average psf in Bishan is about $467.
However, this does not beat the asking price for a Queenstown apartment on Strathmore Avenue which was priced at about $1 million. Quite a number of units in Queenstown have also been sold for $700,00 and above.</TD></TR></TBODY></TABLE></TD></TR></TBODY></TABLE>
