Hi, wish to seek advice, we are interested on a particular property and the issue is do we engage a lawyer first or contact the agent for viewing and then engage a lawyer thereafter? Not sure if we shld engage an agent to help us with the paperwork and nego with seller agent or direct go lawyer. Unit is a resale hence we saw the ad on the unit and have done a recce on the area and find it convenient with the amenities around. It is for own stay and not invest related. Thanks!

This was what I did: contact the agent to view the property first. Obtain the full property address, name of owner and selling price but don't pay anything yet, not even an "earnest deposit". Next, if you are still keen on the property after the viewing, contact a lawyer, preferably one on the panel of the bank you intend to get a loan from. From then on, consult your lawyers on all the sale matters, including paying the "earnest deposit" and the agent's commission through the lawyer. I instructed my lawyer to hold payment of the agent commission until the sale is successfully concluded.

Don't be too eager to pay. Buying a property in M'sia for a foreigner is a very long drawn-out affair and there is no point in rushing in.
Keep a cool head and do your homework.

I fetched a friend last night from the road shoulder on the Second Link. But it wasn't possible to get his bike into my car.
The Singapore ICQ told me you need to hire a Malaysian company to clear a bike or car: does anyone have a company name or tel number who can do this?

minimum RM 500K, correct?

Is there another way where i i don't have to spend that much?

I see some houses for RM200K, can i purchase that as a foreigner?

There is nothing that says you even need to buy a house at 500K. You do need to maintain 150K rm in a fixed account after the 1st year though. If you want to buy a property you need to prove its $1mil not 500K.

Applicants are expected to be financially capable of supporting themselves on this programme in Malaysia.

Upon application:

i. Applicants aged below 50 years are required to show proof of liquid assets worth a minimum of RM500,000 and offshore income of RM10,000 per month. For certified copy(s) of Current Account submitted as financial proof, applicants must provide the latest 3 months’ statement with each month’s credit balance of RM 500,000.

ii. Applicants aged 50 and above may comply with the financial proof of RM350,000 in liquid assets and off shore income of RM10,000 per month. For certified copy(s) of Current Account submitted as financial proof, applicants must provide the latest 3 months’ statement with each month’s credit balance of RM 350,000. For those who have retired, they are required to show proof of receiving pension from government approved funds of RM 10,000 per month.

iii. New applicants who have purchased properties worth at least RM 1 million qualify to place a lower fixed deposit amount upon approval.

Buy Medini condos, if u can still find less than $500k RM units. 99 years lease though. Better to keep above $500k RM houses if u r buying freehold but then again, sub $600k RM new houses r quite rare now.

you could use a company but the annual compliance cost would set you back by about RM3,000 per annum

Technically yes if the item comes under the tariff code. However quite unlikely if items are worn & not new. A friend brought in new dressing mirror kena taxed. :cool:

Urgently Needing to Sell Away Nusajaya Properties

I am undergoing a divorce with my wife and needs to sell away my two condos in Nusajaya as they are joint name in ownership but loan is only on my name. I would like to check if it is possible to sell them away as both properties are still under construction.

Below are my two properties:
- 3 Room Impiana condo with UEM Land
- 2 Room Nusa Heights condo with Mahabuilders

Any advice would be appreciated.
