I think some areas of Iskandar is too hot !

I remembered viewing a East Ledang semi-d 2 months ago.

The owner just got the keys and was asking for 2 million but one week later, he ask for 2.5 million !

For alot of the resale units, the bank valuation is much lower which means really need to have alot of cash for the upfront payment.

EL appreciated 116% in 2yrs 5 months from Oct 2010 to March 2013.
Just 2 months from March till now, buyer presently offered my friend 1.5mil for the smallest terrace in EL(that's an appreciation of 150% in 2yrs 7 months).

Last transacted price of semi-d in EL was RM2.5mil, the buyer forked out near to RM1mil cash to buy that semi-d.

Not as fantastic and unbelievable as the previous one I mentioned which appreciated 90% in 6 months, but still very fantastic and unbelievable even when compared to amazing Singapore.

I always look forward to reading Investor's posts because they make me feel very good :)

UEM is also making us feel very good by adding value to our properties now. Other than paying a lot in extra for the presently ongoing, additional landscaping works(hard scape like Gazebos, outdoor exercise areas with equipments, playground, garden walkways etc) to the fully sold and completed phase two. The boss of the landscaping company told me that UEM is currently awarding another landscaping contract(soft scape) to add more trees and plants to further beautify the already beautiful and well maintained gardens of phase two.

Believe it or not, maintenance fee is free for 18 months(newly completed phase 2). The additional landscaping works ongoing now are paid by UEM.

If I remember correctly, after 18 months of paying nothing, maintenance fees are around;
1) RM170 for terraces
2) RM340 for Semi-ds
3) RM450 for bungalows

Much cheaper than condos.

Cheap and yet can park 4 cars in your porch. Surprisingly, terraces of Phase 7 and phase 8 enjoy a much bigger garden than Phase 2(bungalows and Semi-d).

I see the phase 7 and 8 garden landscape not as tok kong as phase 2 ones. Hopes UEM would also paid the same landscape contractor to re-do the Ph7 and 8 ones. Must says UEM not bad as they also put in floodlamp at the back garden lane of phase 1 to improve on security.

Captain... you sound like you hardly stepped into JB to peep at your house.
The Phase 8 houses appeared ready for some time already, but the roads are not built yet. The way i look at it it is at least another 3 months... hence someone said Sept'13 i agree its a realistic timeline. In fact they already planted grass in my garden 3 months back.. but now lalangs are growing.

What i cannot understand is how come Phase 7 also not ready??? Investor, any info when Phase 7 will be ready?

Haha. u r absolutely spot on! It's been ages since I visited EL. Hoping bro/sis who has been there or living there can share some recent pics. I have called up the UEM project dept and was told they are hoping VP to be ard Q3. If not, the latest will be by yr end.

I didn't ask UEM leh cos I'm hoping for a longer delay and get a bigger red packet from them ;D

I've posted the first photo below many months ago asking what is the black box below the surveillance camera?!? Just saw it this evening, while strolling around EL, that they are Infra-Red for night vision(see 2nd photo).

So other than being equipped with motion-detection ability, these cameras all along EL's perimeter fencing can also 'see' clearly and detect motion even in pitch dark areas during the night.

does anyone know whether there's another entrance/exit into East Ledang near phase 7/8 in future ?
If yes, will it be ready together with the TOP for phase 7/8 ?

Currently the entrance is near to phase 1.
