It is because I'm not sure whether a foreigner can get 'State Consent' or not. I've already received 2 offers of RM1mil from foreigners but I'd rather not take the 'risk'. (i.e. wait for many months only to be informed that the foreign buyer's 'State Consent' is rejected.
 
State consent besides waiting afew months might not get approval due to valuation by state govt might be below magic number $1m myr. However, if buyer willing pay eg: 5% deposit not refundable if unable obtain State Consent still might be a viable option. Juz my 2cents.

Determining property value based on professional inputs is not unique to Johor properties. In S'pore, the bank loans are approved based on valuation, not transacted amount. Even in HDB, there is COV.
 
you guys should received land tax bill from Majlis Perbandaran JB Tengah recently. There is a taksiran (valuation) figure. For mine is state 978,000,000 dated early 2015, is that valuation by gov?
 
This is bad policy.. If the property market in JB go into a slump for a few year, a lot of people will not be able to sell!!

State valuations normally applies for secondary markets. They do not believe your S & P figures.
They know all about under declaring and under table non registered payments.

In Malaysia, The Govt needs to balance the interest of it's people especially the Bumi vs continued Attraction of Capital.
Especially when near Elections, new measures or policies could be enacted for Political advantages at the expenses of Investors.
Spore GOVT steamed ahead full blast with minimum considerations to it's native citizens costing them dearly in 2011 GE.
Recent years u also see them enacting Populist measures… All i can say is investing in MYR must be for the LONG HAUL.
Msia's Population Demographics are Excellent. Majority are under 40years old. House Ownership will improve. Outlook bright mid to long term.
In short, buy own stay - SAFE. Buy for investment, please look min 10years UP. And Forex losses is a possibility. Invest with Open Eyes & Ears.
As a Sporean, I bought for self-stay,retirement planning cum investment(longterm) purposes. Im cautiously Optimistic in Msia's future esp Iskandar.
