Capri @ Danga Bay community

i am vested in Aloha Towers. yield is >6% as i bought years ago. Large units (typically 1700sqf) - not many are for sales on the market as owners are holding as cash cow. Rent is good at >RM2200 for low level and can go >RM3000 for high floor straits/city view units. Tenant profile: seasonal influx of foreign students (international schools nearby) - a few students can stay in an unit as its spacious, foreign hospital staffs working at sultanah aminah hospital, those working in JB CBD, msians working in SG. Tenants seem fairly educated and quite a few speak fluent english, good security management (many guard with walkies patrolling the place).

Noticed price of the old city condos has increased quite a bit, likely driven by new projects nearby (Aloha by Paragon residences, Danga view by tropez, capri and other new projects at danga bay). Aloha and danga view now generally >RM500K, up from low RM4xxK

What is your view on another old condo Pan Vista?

Najib will build a casino at iskanda in 2020!!!

Business at casino in Iskandar sure good as Singaporeans loved to gamble...4D, horse racing, jackpot and so on.

But if no need to pay $100 admission fee sure come to Iskandar to gamble and Malaysian ministers can then follow the miw to pegged salary to gdp and get high salary.

Not really savvy, else i would have bought even earlier .. the guy who sold me this made >RM150K out of the deal.

I was also looking at danga view. According to the agent, most of the tenants work in SG or in JB CBD which is no big secret. Its a pretty good condo thats <10years unlike Aloha but the typical unit is small in comparison like <1200sqf. why not look at Aloha and compare? it is also near to CIQ compared to danga bay area

sorry no idea on this. I did an online search and noted this is at permas jaya. Cant comment on this due to limited knowledge but there is a reputable condo called Straits View condo there that's quite popular - can consider? Personally I would only look at condos with supposedly good management and security such as Aloha, Straits View, Prima Regency, Molek Pines etc

Thanks. I will. Btw, I agree with your abt Straits View, its probably one of the best condos in JB, has very good tenant profile and amny units have seview, but its not cheap anymore.

Haa.. its straits view, not seaview - hence the condo name "Straits View". Yes these condos that i have mentioned have surged in prices in recent years whcih is not surprising - nowadays everyone has access to internet and anyone can google and with a bit of research, can uncover identities of these well managed reputable condos and hence demand for these condos causes the price to increase. Boat has been missed at this point of time - unless there is a fire sale deal

Bro, will be a row of shophouses, low rise. Wont block view especially the mid floors upwards
and since the blocks are on raised ground. Will be good if eateries will be among the businesses there - more variety for tenants and make aloha more.attractive. Wnt expect the eateries to be cheap kopitiam if dat ever happens since rent of those shophouses edont come cheap given the prime location

But in MY my time will come, when Iskandar Residences VP, also Sky Gardens as we're not ready to move in yet.
 
Capri waterfront view will be blocked by burns field condo I heard as it is directly in front of them.
so for 1100-1300psf is it way too high ?

tenant wise, occupancy rate is quite good. as we are talking abt international schools, the parents of these students are usually well to do so rent pymt is ok. the trainee doctors ..well they are professionals so unlikely to bail out. of course u may meet tenants from hell but this can happen anywhere even in SG so this is a calculated risk u gotta take as a landlord ..no free lunch!
 
According to developer, Brunsfield will not block the seaview.left side of the brunsfield land for low rise shoplots.right side for high rise condo.

Thanks. Petrie is the other condo ppular with doctors. My brother is a doctor in MY and was posted to JB years back, he stayed there and I used to stay over.

Now everywhere view also blocked. Burn field in Indonesia already being build.
