However I am a bit taken aback when they mentioned "Malay" ... worry that they will do drugs at the place or fuck own daughters and mothers at the place ... that will not be a good model for the landlord children I supposed.

You can add a "no curry " clause in tenancy agreement. Besides agree,emt already stipulate house must be returned back in its pristine condition. Cleaning will cause tenant extra.
