You probably won't need land, can buy a shoplot to do car maintenance and use the 1st or 2nd floor for office work etc.
Farming, you don't need to buy agricultural land, you can just rent and lower your risks of any land disputes. This is as some land may not be well suited for all types of crops. For example some land are in swampy areas so land may be too soft to support such as palm trees but may be well suited for pineapples. Try to set up a company there if you need to do.
Foreigners are not allowed to own land now except using local companies and shareholders. For owning an asset, have a single company for each major asset so selling it is cleaner but no long as easy as just transferring ownership or shares.
Do not enter JV with anyone, here or outside no matter how good it looks on paper or even if they provide you lawyer reference.
Do your own whenever possible.
When buying any properties especially on the secondary market, always insist on having your own lawyer, if both sides are using the same lawyer, in any dispute, the lawyer will have to excuse himself anyway.
