Bukit Indah - The Address

Like I said, it is not abt the security because many places there are with good security too.. It is just simply too little selling pts for there....

Too little selling point for Nusa Duta ? Sure boh , have you try getting a unit there recently ?
 
First two designs of cluster house is only rm8xxk after discount...Now the new design within same prescint is min rm1.1..

Yes in terms of design and location of the semi-d is better but that location is next to the water tank of bukit indah and that area near to the pasir malam location every Wednesday....

Is there a downside to being near the water tank? I mean apart from teh view is there something else, I am genuinely ignorant if there is. Its not like High Tension cables. Anyway not all houses face water tank. I went to see my friend's Prado unit. It doesnt face water tank. Its a nicer neighbourhood as density is lower than the cluster side. Also nearer to Jusco.
When calculating price of landed , we should calculate based on land size. That's how its done here. based on that menthod, my friend paid 3XXpsf but the current clusters are being sold at 5XXpsf.I believe HH is also going at 5XXpsf for new landed launches. My friend who's keen went to The Wetlands to see and told me.
Talkiing abt Nusa Idaman, it actually has a better location than ND, near HH,. more exclusive location and convenient but the security issue is pulling it down. ND, as someone mentioned appears to be in a messy place, as you enter you dont get a nice feel, from main road. Jalan Skudai also has more jams, it will be slower getting to Tuas I believe as more and more traffic comes on stream.

What I want to say is same period of time the selling price for the cluster is rm8xxk vs semi-d rm1.2 mil onwards...it is also abt rm3xxpsf
If semi d is selling now I am sure it is not the price.. Price is high now anyway as a whole

now new launch of cluster the price is definitely very high, no doubt.

in terms of Feng shui, I dun think it is good though for facing the water tank...
if not facing of course not an issue...

Actually I prefer BI better than HH. Even East Ledang also not comparable. BI house is more convenient as it is situated around the roundabout with lots of shops and eateries and major shopping centers.

HH is at least 5 Km away from the BI roundabout. I find BI very well managed even though now it has been sold to the Malay Government recently. BI is even better managed than Setia Tropica. Setia Tropical maybe because of its location further away from 2nd Link, that is why Setia is not paying as much attention to develop that area.

setix tropika is mxlxy zone, limited amenities, location is also so so only, go down city area need to u turn and wait for traffic lights and always jam at the u turn area...

Different target market. HH is for those willing to go higher end, likes the golf course etc. Anyway, BI has not been "sold" to the Malaysian (there is a difference) govt, the community takes over after a certain no of years.

I think e locals r buying up e properties there after seeing what happened to e prices in Nusajaya.

ST is rather overpriced....if ST is worth the price, BI is definitely worth more than it...

heard from agent (not Setia staff) that new launch of terrace house at tropika , sometime later this year.just sharing, don't know how true.

was on tebrau highway today about 3pm towards JB, jam but moving. then enter into EDL smooth all the way no jam until Singapore checkpoint.
tebrau highway seems jam most of the time.

anyway, i believe BI house prices are on the whole higher than ST. I was looking but couldn't find a nice house there for less than 700-800k RM? in ST, I visited one or two decent to nice ones for 540-600K RM. So, Basically, what i'm satying is.. it's all priced in.

To balance the view, ST owners commute via woodlands to singapore pays only S$2.40 toll to and fro, BI commuters via 2nd link pay SGD$12.80. Thats 10 bucks more a day. x 20 day x 12 = SGD 3K more annually.

I hope forummers give balanced views. Maybe SBF is different.? and pls don't say ST is a malay area therefore hinting that we shouldn't buy there ... that is a bit insensitive, yes?. malay singaporeans have been buying houses in johor looong before the hype. peace out.

I am invested in ST ( bought a condo) and agree that BI is definitely more convenient if you're commuting. But most buyers who buy ST are Malaysians who dont commute, they prefer Zone A.
As for investors like me, we bought in mainly because of the potential of Kempas. Also it is a nice estate , Setia Tropika, ambience better than BI.

Actually BDO has more Malay residents but ST is more Malaysian Chinese, not being racist here in anyway. Just pointing out what I know abt the profile.ST is easily accessible via EDL, if its non peak times. It takes me 8 mins to drive there most days.But I am aware of the peak hour jam.
